AIP = Agreement in Principle
MIP = Mortgage in Principle
DIP = Decision in Principle
Before you start your buying journey always speak to a mortgage advisor who will (after looking at your income/outgoings and your credit rating) be able to determine your spending power. Once you secure a property your mortgage advisor will then make your mortgage application. It’s at this point if there’s anything untoward with your credit rating, if you haven’t been honest with any details or your accounts aren’t in order (or a number of other factors) - you can still be declined for the mortgage. So in reality, just because you have an AIP, MIP or a DIP, you’re still not 100% guaranteed a mortgage. An experienced mortgage advisor is worth their weight in gold - they will determine from the start the best lender for your circumstances but the key is total honesty with them from the start.
