We are now welcoming enquiries from ***full time*** students for the 2022/2023 academic year. Whether you would like to rent an entire 4 bedrooms house, or just a single room, we enourage you to make early enquiries as our properties are very popular, particularly with those attending Heriot Watt university, West Lothian College or Napier university (only Sighthill Campus). Almost every student we accommodate stay until the end of their course as they find our accommodation to be excellent value, safe & ideal for those wishing to make the most of their academic opportunities. Each house has 2 bathrooms, meaning you only need share with one other. Rooms range in price according to size from £355 - £425 per month including all bills. There ate at least 4 buses per hour from within 80m of each house which directly pass the Hermiston Gate side entrance to Heriot Watt university campus. This journey takes 20-25 minutes. Napier university (Sighthill Campus) is a further 5-8 minutes.

The houses are fully furnished & have ample kitchen space. 2 properties have a sitting room & the third has a very large kitchen diner. All properties have ample off street parking for those who drive & storage for bikes.

All rooms are maintained in excellent condition. They are furnished with a desk, office chair, wardrobe, chest of draws, filing cabinet, bookshelves, bed & bedside cabinet.

These properties offer a comfortable bright, calm, clean & quiet environment. We aim to offer accommodation which suits those wishing to study & socialize, including PhD students. They are not in Edinburgh itself. Should a potential tenant be looking for the party experience of Edinburgh centre, we encourage you to look elsewhere. It can take far longer to journey from Edinburgh to Heriot Watt university than from our houses, due to weight of traffic.

Each house is licensed as a HMO (House in Multiple Occupation) & our landlord registration number is 1105629/400/10091. All safety checks & boiler services are carried out on time including fire safety equipment.

Livingston also offers a vast range of employment opportunities for those supplementing their income.

Due to a student returning home, we unexpectedly have a good sized single room becoming available this week (11th October '21). The rent is £365 per month including bills. In a previous post there is video of room no.2 17 Clyde Drive EH54 5LF.

The last room (bedroom 2 at no.17) available for this coming academic year 2021-2022. A large single bedroom in a three storey, four bedroomed student house. There is a family bathroom & another shower room. Separately another sink & W.C downstairs. A large kitchen diner with 2 fridge freezers. Outside there's decking, a new shed for bikes, patio furniture and a rotary clothes line.

We have 3 spacious, clean & bright student properties in Livingston, all specifically chosen for their location on a convenient bus route which passes both Heriot Watt university & Napier university (Sighthill Campus) on the way to Edinburgh centre.

The journey by bus or cat, takes less time than traveling from the centre of Edinburgh to Heriot Watt.

Our houses all benefit from ample parking outside as they are situated in a residential area. Each has 4 bedrooms, some are double rooms and others singles. Each house has been refurbished to provide accommodation specifically arranged for students. Along with the usual family bathroom, every huose has a separate shower room & W.C. Each house has ample kitchen cabinet space and 2 fridge freezers providing ample fresh food storage.

Each room is furnished with a desk, office chair, bookcase or shelves, filing cabinet, chest of draws, wardrobe, bedside cabinet/cabinets & a single or double bed.

These houses can be rented as a whole by a group of 4 or 5, or on a room by room basis. Prices for the 2021 - 2022 academic year including all bills are as follows;

Single rooms from £325 - £365

Double rooms from £365 - £395.

The property postcodes are EH54 6JZ, EH54 6LS & EH54 5LF. The area has a very large retail outlet centre with associated restaurants & bars. A variety of other Independant bars & restaurants are available in Mid Calder, a 4 minute bus ride away. South Livinston station is a 5 minute walk from 2 of the properties. West Lothian college is approximately 8 minutes walk away, as is General Electric.

We are now looking for groups of 4 students looking for shared accommodation for the 2021 - 2022 academic year. We do often have individual rooms available. Please contact us as soon as possible should you want to arrange very convenient, relaxed accommodation, shared with other mature students.

The whole house is bright, clean & spacious. Great public transport links. Restaurants & bars close by. All for considerably less cost than accommodation in Edinburgh itself, yet traveling times to Heriot Watt University & Napier University (Sighthill Campus) are comparable. We have two other similar properties in the area, also with some availability.

The property can be rented as a whole or on an individual basis, with single or double rooms available for the coming academic year from £325 per month to £385 per month including all bills.

The property is well maintained & has all safety certification and licenses up to date at all times. Any repairs or replacements are always undertaken in a timely & professional manner.

There is a bus stop right outside! With at least 4 buses per hour heading into Edinburgh centre, passing both universities en-route.

We are now looking for tenants for our 4 bedroom properties for the next academic year. Summer 2020 - 2021. We prefer to find and support tenants who wish to rent as a group of four on joint tenancies. However, we will also be renting individual rooms when requested.
