🧼 6 Places Tenants Forget to Clean (That Can Affect Your Deposit)🧼

Cleaning is one of the most common reasons for deposit deductions at the end of a tenancy.

Kitchens and bathrooms might look clean, but it’s often the small, easy-to-miss areas that get overlooked during the final deep clean — and these are the things that can be picked up during a move-out inspection.

Here are 6 spots tenants frequently forget 👇

1️⃣ Washing Machine Seal
✔️ Scrub inside the rubber seal all the way around
✔️ Remove & clean the soap drawer as well as behind the dispenser area
✔️ Polish the washing machine door

2️⃣ Carpets, Sofas & Mattresses
✔️ Carpets should be professionally cleaned
✔️ Upholstery & sofas should be properly deep cleaned
✔️ Steam clean the mattress to remove stains & freshen it up

3️⃣ Radiators
Radiators are one of the most commonly missed areas.
Make sure you clean:
✔️ Behind, On top, Inside the gaps, The front and Underneath

4️⃣ Oven Racks & Inside the Oven
If you’re confident enough to clean the oven yourself, don’t forget:
✔️ The oven racks
✔️ The sides
✔️ The base
✔️ The inside glass - Remove the glass panel if possible & safe to do so for a full clean

5️⃣ Window Tracks, Frames & Seals
Windows need more than just the glass cleaned.
✔️ Wipe all frames
✔️ Clean inside the tracks
✔️ Remove dust & debris from the edges
✔️ Check for mould in corners
✔️ Don’t forget the seals & inner edges when the window is opened

6️⃣ Skirting Boards & Door Tops
Out of sight… but definitely not forgotten at inspection time 👀
✔️ Hoover first
✔️ Wipe down thoroughly
✔️ Check every room, especially hallways & bedrooms
✔️ Clean the tops of doors
✔️ Wipe door frames
✔️ Dust high ledges and woodwork
✔️ Don’t just focus on eye-level areas

✨ These details matter because the property should be returned in the same standard of cleanliness as it was at the start of the tenancy.

At Win Win Property Management, we always encourage tenants to check these areas before moving out. A proper deep clean can help protect your deposit & avoid unexpected cleaning charges.

🏠 Home Maintenance Tip for Tenants 🛠️

A quick reminder to help keep your home safe and running smoothly:

✅ Test your smoke and heat detectors regularly – press the test button once a week to make sure they’re working properly.
✅ Test your carbon monoxide detectors regularly – press the test button once a month to make sure they’re working properly.
✅ Keep vents clear – avoid blocking air vents with furniture to help with airflow and heating efficiency.
✅ Report issues early – small maintenance problems can quickly become bigger ones, so let your landlord or property manager know as soon as possible.

A little routine maintenance goes a long way in keeping your home comfortable and safe! 💡

Should you furnish your rental property?

It’s a question we are regularly asked — and the answer isn’t as straightforward as it used to be.

Across the Edinburgh lettings market, many landlords continue to opt for unfurnished properties. Lower upfront costs, fewer maintenance responsibilities and simpler long-term management can make it an attractive choice.

But that’s only part of the picture.

In prime city-centre locations such as Stockbridge, Leith, Marchmont and the West End, well-presented furnished flats are still performing strongly. Professional tenants relocating for work, postgraduate students and international renters often favour homes that are ready to move into. In the right property, a thoughtfully furnished flat can attract stronger demand — and in some cases, achieve a rental premium.

The key factor in 2026 is alignment.

📍 Location – Is it a central apartment or a suburb family home?
👤 Target tenant – Young professional, family, sharers?
🏠 Property type – Period flat, modern development, HMO?

A three-bedroom family house in Corstorphine may perform best unfurnished.
A one or two-bedroom flat near the city centre may benefit from quality furnishings.

There is no universal “right” answer anymore. What matters is strategy.

If you’re reviewing your current setup, now is the time to take a measured look at performance, tenant demand and long-term returns — rather than simply following the default.

If you’d like tailored advice on your Edinburgh property, we’re always happy to talk through the options.

📊 Scotland Lettings Market Update – A More Balanced Market in 2026

The latest data suggests the Scottish rental market is no longer defined by rapid rent growth alone — instead, we’re seeing a more balanced and more selective market across Edinburgh and the Lothians.

Here’s what we’re seeing right now:

🏡 Smaller properties remain in demand
One- and two-bedroom homes continue to perform well, particularly in Edinburgh, where well-presented flats are still letting quickly.

📉 Larger homes need a sharper strategy
Bigger properties are seeing longer marketing periods in some cases, with tenants becoming more price-conscious and more selective.

📍 The Lothians remain Scotland’s premium rental region
Average rents are still among the highest in the country, but growth has started to level out — meaning accurate pricing is more important than ever.

🔑 The key shift for landlords?
In today’s market, success isn’t just about achieving the highest rent — it’s about balancing strong returns with minimal void periods.

For landlords across Edinburgh and the Lothians, 2026 is shaping up to be a year where presentation, pricing, and tenant retention make all the difference.

📊 Rental Market Update – Edinburgh & The Lothians

The Scottish rental market is starting to settle after several years of rapid growth, but demand for quality homes across Edinburgh and the Lothians remains strong.

Here are a few key insights from the latest market data:

🏡 Rental growth across Scotland has slowed significantly, with rents now increasing more gradually than in previous years.
📍 The Lothians remain one of the most expensive rental regions in Scotland.
📈 Edinburgh continues to see strong demand, particularly for well-presented one- and two-bedroom properties.
🚆 Commuter towns across East, Mid and West Lothian are becoming increasingly popular with tenants looking for value while staying within easy reach of the capital.

While the pace of rent increases has cooled, well-priced properties in desirable areas are still letting quickly.

If you’re a landlord thinking about letting your property in Edinburgh or the Lothians, now is a great time to understand the current market.

🏡 Landlord Resources: Managing Your Rental Property Successfully

Being a landlord can be rewarding, but it also comes with responsibilities. Staying informed and organised can make managing your rental property smoother and help protect your investment.

Here are a few key tips for landlords:

📋 1. Stay Compliant with Regulations

Make sure your property meets all current legal requirements, including safety certificates, landlord registration, and energy performance standards. Keeping on top of compliance protects both you and your tenants.

🔧 2. Prioritise Regular Maintenance

Routine property checks and addressing repairs quickly helps maintain the condition of your property and prevents small issues from becoming costly problems.

💬 3. Maintain Clear Communication

Building a positive relationship with tenants through clear and timely communication encourages tenants to report issues early and helps create a smoother tenancy experience.

📊 4. Review Your Rental Strategy

The rental market changes over time. Reviewing your rent level, property presentation, and whether to offer the property furnished or unfurnished can help maximise demand and return.

📑 5. Keep Accurate Records

Maintain records of tenancy agreements, safety certificates, maintenance work, and communications. Good documentation helps with compliance and protects you if issues arise.

Managing a rental property can feel complex, but the right knowledge and support make all the difference.

If you're unsure about any aspect of managing your rental property, working with an experienced letting agent can help simplify the process and ensure everything runs smoothly.
