The advise in my posts are not purely my personal opinions, they are allied to facts gathered from my experience. The main aim, for Sellers, is to get you to consider all options, arm yourself with knowledge before the valuer/salesman is in front of you in your property.
There are good and bad out there, as previously posted, I am not publicly going to name and shame or recommend agents, I just want to help by providing you with tips and facts, based on my knowledge and experience.
I welcome comments for and against my posts based on your experiences.

Here is today's piece of advice for Sellers.
Something to consider with certain online agents. Their fees are cheaper than most high street agents, which is their hook, but be aware that you pay their fee regardless of if they sell your property or not and if you want your viewings accompanied well that's extra !!
So if you are going to get paid anyway will there be a hunger to go the extra mile for the client ?

My aim is not to recommend or run down Local Agents but to provide advice and help you make the right choices in one of the most difficult and stressful processes you will undertake.
To give you a small flavour of what I offer I am going to post some basic but useful tips over the next few days.

* There are agents whose contracts are 26 weeks long but unless you ask they are unlikely to tell you. My advice is always ask and if it is 26 weeks I ask you to consider does an Agent asking for 6 months to sell your property seem motivated, if they don't perform you are tied in for 6 months before you can change agents.

Hi, my name is Steve and I have set up SPG Property Advisory Service to offer my advise and experience on the minefield of Buying and Selling properties as well as advise for Landlords and Tenants.
To give you an insight to my background I am semi retired and want to use and share the knowledge and experience I have gathered. I have nearly 25 years practical experience in front line Estate Agency allied with a degree in Building Surveying, qualifications in Building Studies and a working lifetime of Customer Service Experience.
I offer advise on what to do to prepare to put your property on the market, help in choosing the right Agent, what you should be looking for from your Agent and what you want from your Agent ( apart from obviously selling your property ).
Help for First Time Buyers, what you should have in place before you start viewing property.
If required I will view a property for you and provide a breakdown on suitability for your requirements ( Note: this would not be a formal RICS Survey Report but a breakdown of the property, area, amenities etc).
Advice on making offers on properties. Help by way of recommendation on Mortgages, I'm not a mortgage advisor so not financial advice but I have contacts who would advise you.
Help and recommendation on surveys and reports ( Note: advice not actually carrying out Survey or Reports ).ie level of survey to have, advise on reports to have, analysing a survey report ( for example, sometimes they aren't as bad as they read ! )
Advice on conveyancing, choosing your conveyancer, online or local, what you should be looking for from your Conveyancer, what update information you should be expecting from your Conveyancer, how to conduct yourself to get that information etc.
I can also offer advice to Landlords and Tenants on the do's and dont's of the Rental Market.
