480,000 new homes have come onto the UK market already this year. That is 18.2% higher than the 2017 to 2019 average. More choice than buyers have seen for over a decade.
The media is reporting this as bad news. "More competition between sellers." "Buyers have more power." As if helping the people trying to move home in this country is somehow the wrong outcome.
Here is the reframe. More supply means more activity. More activity means more moves. More moves means more people getting on with their lives. For sellers, yes, it means the marketing and pricing has to be right. But it also means the buyers are there, they are active, and the ones who are properly prepared are completing.
