🚨 LANDLORDS – IMPORTANT RENTAL LAW CHANGES ARE COMING 🚨 The Renters’ Rights Act and upcoming 2026 legislation will introduce major changes across the private rented sector, meaning landlords need to stay informed, compliant and prepared 👇

🏡 A new national PRS Landlord Database is expected to launch, requiring landlords to register both themselves and their rental properties

⚖️ Joining the new PRS Ombudsman scheme will become mandatory, creating a formal dispute resolution service for tenants and landlords

🐾 Blanket “No Pets” policies are being phased out, meaning pet requests must now be considered reasonably

💷 Rental bidding wars will be banned, making it illegal to accept offers above the advertised rent

👨‍👩‍👧 Stronger anti-discrimination rules will prevent landlords from refusing tenants simply for having children or receiving benefits

📈 Rent increases will be restricted to once per year using the formal Section 13 process with the correct prescribed notice

🔧 The Decent Homes Standard and Awaab’s Law will place increased focus on property condition, safety, damp and mould response times

🚫 Local authorities will also receive stronger enforcement powers with significant penalties for non-compliance

🚨 TENANTS – THE RENTAL MARKET IS CHANGING 🏡✨

The Renters’ Rights Act coming into effect from 1st May 2026 brings some of the biggest reforms the UK has seen in years – here’s what it means for you 👇

⚖️ Section 21 abolished – no more “no fault” evictions, giving tenants greater security and peace of mind

🐾 Fairer access to renting – stronger protections against discrimination, including for tenants with pets or those not currently working

🔄 All tenancies moving to rolling agreements – greater flexibility with no long-term tie-ins

📆 Updated notice periods – tenants will be required to give 2 months’ notice when ending a tenancy

💷 Clearer rent rules – increases limited to once per year and must follow the formal Section 13 process

🛡️ Overall, these changes are designed to create a more transparent, secure and balanced rental market across England
