Every completed sale has a story.

This one involved a lengthy chain, multiple agents and plenty of moving parts. As completion approached, families were working around school holidays, annual leave and busy work commitments, making coordination more important than ever.

A great deal of work happens behind the scenes between a sale being agreed and the keys being handed over. Keeping everyone aligned, informed and moving forward is often what makes the difference.

After months of communication, problem-solving and persistence, we’re delighted to have helped this one across the finish line.

Congratulations to everyone involved, and especially to our clients as they begin their next chapter.

If you are thinking of moving, we would love to hear from you,

For Sale: Medway Road, Bow.

From the original encaustic tiles in the hallway to the sage-green reception room with its carefully restored cornicing and timber floors, this Victorian townhouse wears its age well. Four storeys, four bedrooms, and a considered layering of old and new throughout.

At the back, a kitchen reimagined around light: skylights, glazed garden doors, a large island, and Farrow & Ball's Templeton Pink lending warmth to every corner. The landscaped patio beyond is pale brick and mature planting, calm enough to feel like a room in its own right. Upstairs, tall sash windows keep the principal bedroom bright through the morning. A home that has been lived in thoughtfully, and is ready for the next chapter.

For Sale: Rushmore Road, Clapton.

Designed by ZCD Architects and clad in weathered Corten steel, this award-winning house has a sculptural calm that announces itself without asking for attention. Inside, three levels are arranged around a central courtyard, pulling light through the plan and keeping the boundary between inside and garden in a state of gentle negotiation.

Dinesen timber flows underfoot and then rises to become the kitchen worktop, one uninterrupted surface that gives the living space its quiet drama. Tadelakt walls and Douglas fir bath panelling bring warmth to the bathroom, while the upper level, currently an office, steps out onto a private roof terrace. A home where every material choice was a considered one.

The rain has finally arrived.

After weeks of blue skies and sun-soaked streets, London is beginning to feel a little more like itself again.

A touch of rain on brickwork, damp pavements and that soft grey light that somehow makes the city feel nostalgic.

We’re not asking for any more, though.

For Sale: Richmond Road, London Fields.

A reconfigured Victorian maisonette that wears its history lightly. Period cornicing and warm wood floors sit alongside a sculptural timber staircase that rises through the heart of the home, open and architectural, connecting the lower bedroom floors to the light-filled reception and eat-in kitchen above. Generous sash windows pull the outside in, and the whole rear garden is yours.

That garden runs to around 67 ft, south-facing and mature, with a sauna tucked at the end for the kind of evening that earns it. Broadway Market, Wilton Way, and London Fields Lido are all a short walk away. Off-street parking, too.
