When UK Homes Sell & Why Overpricing Kills Momentum
 
This image tells a very simple story.
 
Of all UK homes that successfully sell, 41.8% find their buyer in the first month.
Then the odds start falling.
 
19.9% sell in month two.
11.7% sell in month three.
7.8% sell in month four.
5.3% sell in month five.
3.7% sell in month six.
 
In other words, the first month is not the warmup act. It is the main event.
That is why pricing correctly from day one matters so much.
 
Many sellers are tempted to “try a higher price and see what happens”. On paper, that sounds sensible. In reality, it can mean wasting the most powerful part of your marketing campaign, when your home is fresh, visible & attracting the attention of the most serious buyers.
 
The latest TwentyEA data analysed by Denton House Research also shows that 61.7% of all UK homes that actually sold (ie exchanged and completed) in the last five months did not have a price reduction.

UK rents have changed dramatically over the last five years, but the headline figures only tell part of the story.
The current average UK rent is now well over £1,000 per month in many regions, with London sitting highest at £2,505, followed by the South East at £1,593, East Anglia at £1,366, the South West at £1,357 and the North West at £1,247.
London shows the strongest five year growth at +34%, but that needs context. Rents in the capital fell sharply during the pandemic in 2020, so the rebound looks larger than it would if looked at over a longer period. Compared with 2019, London’s rental growth is much more in line with the rest of the UK, and in Inner London even sits slightly below the national average.
Scotland’s £1,201 average rent is also worth noting, heavily influenced by Edinburgh, Glasgow and Aberdeen. Rural areas, parts of the Highlands and smaller towns often sit much closer to North East levels.
Likewise, the North West figure is driven strongly by Greater Manchester, where demand and private rental supply are much higher. These are regional averages.

Bryan & Keegan Estate Agents are looking for a reliable and professional Saturday Viewing Assistant to join our team.
🕙 Hours: Every Saturday, 10:00am – 4:00pm
This is a varied role combining both office administration and property viewings. Duties will include:
✔ Assisting with property viewings
✔ Greeting clients and providing excellent customer service
✔ General office administration
✔ Supporting the sales and lettings team with day-to-day tasks
✔ Updating records and handling enquiries
Previous estate agency or customer service experience is preferred but not essential. We’re looking for someone who is organised, confident when dealing with people, professional in appearance, and able to work independently.
A full UK driving licence and access to a vehicle would be advantageous.
This is a great opportunity for someone looking to gain experience within the property industry while working in a friendly and supportive environment.

UK Property Market for Week 19 confirms something important. Buyers have returned after the Bank Holiday slowdown, with gross sales jumping back to 27k homes sold STC and net sales climbing strongly to 21.8k.

Yet the real pressure point remains supply. With 41.8k new listings hitting the market in a single week, making 731k homes on the market for sale, seller competition is intensifying across much of the UK.

That means correctly priced homes are still attracting strong interest, while overpriced properties risk becoming invisible amongst the growing choice available to buyers.

Interestingly, despite April transaction numbers sitting 2.2% lower than a year ago, average achieved house prices per square foot are actually 2.2% higher, suggesting realistic, well presented homes continue to sell well in a crowded market.
