If you are a landlord, a tenant, or just someone keeping a close eye on the London property market, this one is worth three minutes of your time. Our founder John has just dropped his Q1 2026 lettings market update for the London West End, and there is a lot to unpack.
Q1 was quieter than usual, but the tenants who were searching were serious and moved fast. Stock was tight, and one of the biggest reasons is the Renters Rights Act, which has prompted a wave of landlords to sell rather than let. In fact, 24% of all pre-owned sales stock we brought to market this quarter came directly from landlords exiting the rental sector. That is having a real impact on supply across the West End lettings market.
For renters that means less choice and upward pressure on rents. Viewings to rentals agreed fell by 46% this quarter. Tenants are viewing one or two properties and committing immediately because the luxury of taking your time simply does not exist right now.
John also flags the rise in fraudulent rental applications, with falsified documents being used to gain approval and illegally sublet. Our team goes well beyond the paperwork to protect our landlords, and if you are a landlord in London, make sure your agent does too.
