We've been featured in Property Week. 📰

Our latest research has found that over 463,600 homes could be unlocked on land near train stations under the draft NPPF - and it's caught some attention. The "default yes" rule for developments within a 15-minute walk of transport links represents a real shift in how station-adjacent land gets assessed.

As our Head of Research & Insight, Harry Quartermain, puts it: "For sites that have previously struggled to gain traction, this is a different policy environment."

If you want to go deeper on what this means in practice, we're hosting a free webinar - The Station Opportunity - on 25th June.

Analysis from property data firm LandTech has revealed that over 463,600 homes could be developed on land near stations that would qualify for a “default yes” to housing applications under the draft National Planning Policy Framework (NPPF).

How many sites does your team review before one makes it to the land committee?

For most developers, the number is higher than it should be. Not because the sourcing tool isn't working, but because the filtering starts too late. Constraint and viability checks happen further down the line than they need to.

The latest Site Sourcing updates in LandInsight are designed to fix that. Live result counts, smarter Use Class filters, and a Comparables layer that puts market value context at the start of the process rather than the end.

Fewer irrelevant sites. More time on the ones that actually work.

LandInsight's site sourcing tool is now faster and smarter — with live result counts, proximity-based Use Class filters, and a new Comparables filter.

Two people who've spent a lot of time thinking about train stations and planning policy are getting together on 25th June.

LandTech’s Harry Quartermain MRTPI and Edward Clarke of Lichfields will be walking through the station connectivity provisions in the draft National Planning Policy Framework - what the definition actually means, how to identify sites that qualify, and what the National Decision-Making Policy mechanism does to local plan policies that conflict with it.

If you work in land, development, or planning consultancy, this is a practical session worth being in.

The UK planning system is at a turning point. Rising housing targets, new infrastructure demands, and the introduction of Spatial Development Strategies mean the decisions being made right now will shape growth across England for the next two decades.

On 2nd July, LandTech's Harry Quartermain MRTPI will be joining a panel of some seriously sharp minds - including representatives from MHCLG, UCL, Catriona Riddell & Associates, and Prior + Partners - at the Planning Innovation Insights & Showcase, co-hosted by Connected Places Catapult and Prior + Partners.

Harry will be discussing our ‘Data Is Evidence’ white paper and making the case for why live, shared, open data infrastructure isn't just a nice-to-have - it's the only model that can actually deliver the new generation of England's plan-led system at the pace being asked of it.

The session also includes a live demonstration of a digital planning prototype and a panel discussion on harnessing digital innovation for strategic planning.

Networking drinks from 17:10, if that seals it for you!

What does "well-connected" actually mean in planning terms?

It turns out the draft National Planning Policy Framework has a very specific answer - and whether your site qualifies comes down to some precise criteria around service frequency, Travel to Work Areas, and walking distance.

Join us on 25th June for a webinar with our very own Harry Quartermain MRTPI and Edward Clarke, Associate Director at Lichfields, where we'll unpack exactly what the station connectivity provisions mean for developers and property professionals trying to get ahead of the policy shift.

We'll cover the definition in detail, how to identify qualifying stations and the land within their catchments, and what the introduction of National Decision-Making Policies means for site assessment and promotion strategy.
