Not true.

If the property is ready, you can often start generating income while the remortgage process is underway.

The best investors do the opposite.

Start with the end value.

Then deduct:
✔️ Refurb costs
✔️ Finance costs
✔️ Your profit margin

Whatever is left is your maximum offer.

It’s not guesswork.
It’s just numbers.

This commercial deal was originally on the market for £620,000.

We bought it for £530,000 👀

But the interesting part isn't the discount...

It's the fact we bought 3 units instead of 1.

If one tenant leaves, the other two are still paying rent.

Less risk.
More stability.
Better cash flow.

And we didn't find it on Rightmove either.

Sometimes the best deals never make it that far.
