Cash buyers are gaining negotiating power in the buy-to-let market.

New analysis suggests that experienced landlords are increasingly taking advantage of a cooler property market, using their chain-free position and cash reserves to negotiate significant discounts.

In July:

• 56% of investor offers were at least 10% below the initial asking price – the highest proportion since April 2020.
• For cash-backed landlords**, that figure increased to 63%.
• Landlords paid an average of just 88.7% of the initial asking price.
• Sellers are also becoming more receptive, with 27% of investor offers made at 10% or more below asking price being accepted, compared with 18% a year earlier.

Flats appear to be presenting particular opportunities, with 41% of discounted investor offers on leasehold properties being accepted.

There are significant regional differences, however. In the South East, 70% of investor offers were at least 10% below the original asking price, while London sellers remained considerably less willing to accept substantial reductions.

For landlords with cash available or lower borrowing requirements, the current market could therefore present opportunities that simply weren't available when competition between buyers was stronger.

While the national register isn't expected to be fully operational until 2027, it's another reminder that compliance is becoming increasingly important for landlords.
