A survey level is not simply a “good, better, best” decision. It should reflect the property itself.

RICS describes Level 2 as suitable for conventional homes in reasonable condition and simple in form and layout. Level 3 provides a more extensive analysis for properties that are older, large, unusual, altered or in poor condition, and where major works are planned.

Tell the surveyor about the property and your concerns before instruction so the scope can be matched properly.
