Be aware that previous owners may have distributed multiple sets of keys for the door to individuals not known to you. We inspect the inside and outside of the main building and all permanent outbuildings, but we do not force or open up the fabric. We also inspect the parts of the electricity, gas/oil, water, heating and drainage services that can be seen, but we do not test them.
To help describe the condition of the home, we give condition ratings to the main parts (the ‘elements’) of the building, garage and some parts outside. Some elements can be made up of several different parts.

If the double glazing were replaced post 2002, the double-glazed units should have been installed by a FENSA registered contractor. If no FENSA installation certificate is available the installation may not comply with Building Regulations. Legal advisers to confirm if a FENSA certificate is available.
A FENSA certificate is your assurance that the installer who fitted your windows or doors has complied with Building Regulations. It also means that your installations would have been registered with the Local Council. These are legal requirements and proof of them is essential when selling your home.

I strongly advise prior to exchange of contracts that you return to the property on a number of occasions, particularly in
the evening and at weekends in an attempt to establish who your neighbours are and whether the way in which they use
and occupy their property will produce unreasonable levels of sound transmission which could affect your quiet
enjoyment of the property. I recommend that formal legal enquiries should be made of the vendor to determine whether
any previous problems with noisy neighbours or indeed other disputes have been encountered by them during the
period of their ownership.

A homebuyer survey is an inspection of a property carried out by a qualified surveyor before you purchase it. Its purpose is to identify structural issues, defects, and potential risks that aren’t visible during a normal viewing.

In the UK, the common types are:

1. Home Survey Level 1 (Condition Report)
A basic overview. Highlights obvious issues but provides little detail.

2. Home Survey Level 2 (Homebuyer Report)
The most common option. Covers visible defects, damp, subsidence risks, and general condition. Often includes a valuation.
