We had such a brilliant evening at the Hardingham Beer Festival last night! 🍻

We’re delighted to be sponsoring the festival again this year, having had such a great time here last year.

Archie absolutely loved it and is now officially Strangers - Rock number one fan! 😂 He danced the night away and I’m fairly sure he made the whole beer festival smile with his dance moves.

He’s now decided he wants to join the band, so we apparently need to buy him a microphone and a drum kit! 😂🥁🎤

We’re looking forward to heading back again tonight to watch Audio Ju**ie, enjoy some homemade pizza and, of course, the £4 pints! 🍕🍻

The festival is on all weekend, day and night, with live music, great food, Norfolk ales, ciders and spirits, plus plenty of family fun.

🏡 Being a landlord has changed… a lot.

There was a time when managing your own rental property felt relatively straightforward.

Now? There’s always something to check, renew, issue, record or keep up with.

And the rules aren’t standing still either.

For most landlords, the problem isn’t understanding their responsibilities. It’s finding the time to stay on top of everything, all year round, alongside work, family and everything else life throws at you.

Because when it comes to compliance, one small thing being missed can quickly become a much bigger headache.

That’s why more landlords are deciding that their time is better spent elsewhere.

Handing over the management doesn’t mean losing control of your property.

It means having someone else make sure the things that need to happen, actually happen. 🙌

And sometimes, not having to think about it is worth more than you realise.

🏡 If you’re paying an agent to manage your property… why are you still managing your agent?

It’s something we’re hearing more and more from landlords coming to us.

They’ve been paying good money every month for a fully managed service, yet they’re still having to:

❌ Chase for property inspections
❌ Follow up on maintenance that should have been dealt with
❌ Ask where their rent payment is
❌ Make call after call because nobody gets back to them
❌ Pay extra just to receive rent statements
❌ Keep reminding their agent about things that should already be in hand

And the list goes on…

At that point, what exactly are you paying a management fee for?

A good managing agent shouldn’t create another job for you.

They should be looking after your property, communicating with your tenants, staying ahead of maintenance and compliance, keeping you informed and making sure your rent reaches you when it should.

Most importantly, you shouldn’t have to chase them to do it.

If you’re paying for full management but still feel like you’re managing the property yourself, maybe it’s time to ask whether you’re really getting the service you’re paying for. 👀

🔍 LANDLORDS, WHEN DID YOU LAST INSPECT YOUR PROPERTY?

One of the most common things we see with self-managed properties is that regular inspections simply don’t happen.

And that doesn’t mean you don’t care about your property.

Life gets busy. You think, “I really need to arrange an inspection”, something else comes up, and before you know it, another few months have passed.

We all do it with things in life. 👀

But regular inspections, typically around every 6 months, can help you spot issues your tenant may not have noticed or thought to mention.

🧼 General cleanliness and condition
💧 Signs of damp, mould or condensation
🚿 Limescale build-up
🌿 Garden maintenance
🛠️ Minor maintenance issues
🏡 The overall condition of your investment

It’s not about looking for faults with your tenant. It’s about looking after your property and catching the little things before they potentially become bigger, more expensive problems.

It also gives your tenant an opportunity to mention anything that might need attention.
