Property Manager vs Real Estate Agent 🥊😂

When your tenant works in real estate, is it wrong to have slightly higher expectations? 👀😂

In her defence, real estate agents work bloody hard, and I understand commission income isn’t always consistent. ❤️

But the Property Manager in me is still watching that rent ledger every week !

We’re a property management company based in South Auckland. On this page, I try to share a bit of property management, but also a bit about me and what actually goes on behind the scenes.

I work with my husband and my sister, and we all have different roles within the company.

I’ve been a Property Manager for nearly 20 years, and honestly, sometimes I feel like it’s the only thing I know. 😂

It definitely wasn’t what I dreamed of becoming when I was younger. I kind of just fell into property management… and I still remember the moment I first fell in love with it.

But that’s a story for another day. ❤️

Property management pays well… said no property manager after paying the bills. 😂

Just out here collecting rent that doesn’t belong to me, inspecting properties that don’t belong to me, and helping other people build their property portfolios… while looking rich in my Alfa Romeo. 😂🏡

I know it’s the law, and I understand WHY it exists.

Under the family violence provisions, a tenant experiencing family violence can withdraw from a tenancy by giving at least two days’ notice, provided the required notice and qualifying evidence are supplied.

When that person is the only tenant, this can mean the tenancy ends with very little time for the landlord to market the property, find a new tenant or prepare for the unexpected loss of rental income.

I’m still getting my head around this side of the legislation.

It’s a difficult situation all round, with safety understandably coming first.

What are your thoughts?

The life of a property manager… when you spend half your day driving from property to property, eventually you’re going to end up in the wrong driveway. 😂🏡

No inspection.
No investigation.
No suspicious activity.

Just your local property manager who missed the turn. 😂

Have you ever paid an electrician’s call-out fee… just to flick a switch back up? 😩

Sometimes, picking up the phone and actually understanding what’s going on is all it takes.

And sometimes, either Wayne 🏡 or I will pop over and have a quick look before calling in a tradesperson.

It’s one of the little things we do to avoid unnecessarily spending our clients’ money or sending bills to our tenants ! This would have been a tenant charge Saturday call out at least $180!!

Not every maintenance request needs a tradesperson.
Sometimes it just needs a property manager who shows up. 🏡

I know you can advertise your own property.

I know you can find your own tenant.

I know you can organise a Healthy Homes report.

I know you have access to tenancy agreements.

I know you keep good records of every transaction and every conversation with your tenant.

I know you know the Residential Tenancies Act like the back of your hand.

I know you have someone reliable to look after your property when you go on holiday.

And I know you have a list of trusted plumbers, electricians and tradies ready when something goes wrong.

I know you can do all of it.

But honestly… you’re probably better off just getting a property manager. 😂

Whether that’s me or another good Auckland property manager, owning an investment property doesn’t mean you have to manage it yourself.

My No. 1? Get a property manager. The other nine just got a whole lot easier.

I run a business.
I manage properties.
I solve problems.
I live my life

But I also get dressed up, go out, socialise and have a life outside property management.

Busy? Maybe.
