Years ago, when I was managing sales teams, I used to teach something I called the SO WHAT? factor.

Whenever we presented information, I wanted people to ask:

What does it actually mean?
What’s the context?
Is it relevant?
And what should someone do with it?

I’ve been thinking lately that property information deserves exactly the same test.

We are surrounded by headlines, statistics, opinions and predictions. And often they’re perfectly factual — but a single fact doesn’t necessarily give you the full picture.

A national number isn’t Auckland. Auckland isn’t your suburb. Your suburb isn’t your street. And none of those is necessarily your property and its proposition to the market.

The same goes for averages, medians and percentages. They all tell us something. The important question is what do they actually tell us — and what don’t they?

This isn’t about making bad news sound good or good news sound bad.

It’s about context before conclusion.

Because whether you’re buying or selling, the question isn’t simply “what’s the latest headline?”

SO WHAT does it mean for me?
