Every April, vendors ask the same question: have I missed the window?

The honest answer is no — and the data backs it up.

I analysed 430 residential sales across Campbells Bay, Mairangi Bay, Murrays Bay, Rothesay Bay, and Windsor Park over the past 12 months. What came back surprised even me.

Autumn's median days to sell: 44. Summer's: 51. The "slow" season actually moves properties faster than the one most vendors are waiting for.

The reason is straightforward. Autumn buyers aren't browsing. They have a settlement date, a job change, a growing family. They walk through a well-presented home in April and they make decisions — because they need to.
