It covers what loss of rent cover promises and what it doesn't, why settling a tenancy quickly doesn't always tick the boxes your insurer needs, and why older policy wording might not match current tenancy law.

Quick one for your Thursday. Have you ever read what your landlord insurance says about loss of rent? Most people haven't, until they need to.

True story (well, common story): landlord settles a messy tenancy through mediation, breathes a sigh of relief, then finds out their insurance won't cover the rent they lost getting there.

Turns out the wording matters more than most people realise. Settle a tenancy through mediation and depending on how that agreement's worded, it can limit what you're able to claim afterwards.

Worth checking the below:
✅ What your policy covers for loss of rent, and for how long
✅ Whether a Tribunal or mediation outcome changes that
✅ Whether your policy's still written around older tenancy law

Here's what moved in the Christchurch rental market this month:

🏡 Canterbury's median rent climbed to $595/week, with tenants paying $20–$50 more than this time last year.

🛏️ 5+ bedroom homes hit a record $1,260/week, and 1–2 bedroom properties reached $540/week.

📈 The sales market found a steadier rhythm, with Canterbury's median sale price up 1.2% to $685,000

💲 The Reserve Bank lifted the Official Cash Rate to 2.50% on 8 July, its first hike in three years.
