Quick Reminder — Check The Chattels List! ✔️

Before settlement, make sure everything included in the sale and purchase agreement as a chattel is actually still at the property and in the same condition as when you purchased the home.

Chattels can include things like:
• ovens
• dishwashers
• heat pumps
• blinds & curtains
• garage door remotes
• washing machines/dryers

It’s important to check these items are:
✔️ still there
✔️ working properly
✔️ the correct item

If something is missing, damaged, or swapped out, raise it with your solicitor as soon as possible before settlement.

Top Tip: Bring a copy of the chattels list with you during your pre-settlement check so you can tick everything off as you go! 📝

Losing your deposit could happen in certain situations once a contract has gone unconditional — although there are usually many steps and processes in between. This is just one possible outcome that doesn’t always occur, but is important to keep in mind.

A lot of buyers don’t realise that going unconditional means you’re legally committed to completing the purchase. If settlement can’t happen and the agreement is cancelled, your deposit may be at risk.

It’s not meant to scare you — just something important to understand before signing. Due diligence, secured finance, and legal advice matter 👀
