A weekly Napier property snapshot

343 homes for sale.
18 sales for September so far.
And buyer activity is building.

As of Friday, there were 343 one or more bedroom residential properties for sale across Napier, up only slightly from 337 the previous week.

For this time of year, that's interesting.

We would typically expect spring to bring a noticeable increase in new listings, but so far that lift in competing stock has been relatively restrained.

At the same time, we're seeing increased buyer engagement across our campaigns, with more offers being written, negotiations taking place and buyers moving from consideration into action.

The market remains selective and price sensitive, but good property, positioned well, is creating meaningful conversations.

So, what's the move?

For sellers, there's a useful window right now. Buyer activity is building before we've seen the full spring increase in competing stock, and with school holidays only a couple of weeks away, making the most of the clear weeks ahead matters.

For buyers, increased activity is a good reminder that while you may be taking your time, there's every chance someone else has been quietly watching the same property.

Spring is underway. The board is moving. ♟️

THE NUMBERS

🏡 337 Napier residential homes currently for sale
📉 10% fewer NZ sales in July 2026 than July 2025
📈 HPI ↑ Gisborne/Hawke’s Bay is one of only two regions to record positive HPI movement over the three months to July
🏦 2.75% OCR following last week’s 0.25% increase

WHAT WE’RE SEEING

Spring has arrived and stock is beginning to lift. Buyers are still very much out there too. We’re seeing steady open homes, genuine enquiry and second viewings.

What’s taking longer is the move from “we really like it” to “where do we sign?”

Encouragingly, Hawke’s Bay values are showing resilience, while first home buyers continue to be one of the more active parts of the market.

SO, WHAT’S THE MOVE?

There are now just 16 weeks left in 2026, and for anyone considering selling before Christmas, the calendar suddenly matters.

From here, we see two particularly clean opportunities to launch a full six-week campaign. One beginning now, and another around mid October (after school hols) or early November.

That doesn’t mean they’re the only times to sell. But in a market where buyers are taking longer to make decisions, allowing yourself a proper runway rather than racing the Christmas clock makes good strategic sense.

More spring stock will mean more choice for buyers and more competition for sellers, so presentation, pricing and positioning remain the three Ps worth paying attention to.
