Moisture and drainage, part of the Healthy Homes Standards, are more important than often realised despite getting less attention than heating.

A warm home is important, but a dry one prevents problems.

Rental homes must have efficient drainage for storm, surface, and ground water, including proper outfalls, gutters, downpipes, and drains to move water away from the roof.

Properties with an enclosed subfloor should also have a ground moisture barrier if possible.

Small, easily missed problems in this area, like a blocked gutter or damp subfloor, can quietly cause major issues for the house and its occupants.

Winter tends to inspire two opposing moods.

There’s always one person in a jumper, confidently striding around, declaring the house is "not that cold actually."

And then there's their housemate… a sentient burrito wrapped in a blanket, permanently stationed by the heater, operating on a strictly "countdown to spring" basis.

We know there is no Venn diagram for this… only two completely different climates coexisting in one postcode.

Around this time of year, homes show their true colours… or alarming draughts. The good ones are warm, dry, and easy to live in.

The needy ones require curtains shut by 4 pm, a permanent blanket, and a prayer to the insulation gods.

So now we're nosy.
