The biggest question we get about dual income homes is privacy.

Will it feel like a flat? Can you hear the neighbours? Does it look from the street like one house or two?

A well planned dual income build separates the two homes with proper acoustic insulation in the shared wall. Bedrooms are placed away from that wall wherever possible. Each side has its own private outdoor space, often with fencing or planting between them. The driveways and entrances are set up so neither household walks past the other to get to their door.

Done right, you barely know there's anyone else living on the other side.

This is why design matters. It's also why we walk every client through the layout decisions in detail before anything gets locked in.

If you're building a property portfolio, the maths on a dual income home is worth running.

Two tenancies. One title. One mortgage. One set of rates and insurance.

The yield often comes in stronger than a standalone rental because you're earning two incomes from a single piece of land. Land is usually the most expensive part of any build, so spreading that cost across two rentals shifts the numbers in your favour.

There's also a flexibility piece. You can rent both sides long term. You can rent one and Airbnb the other. You can sell the whole property later as a single asset, or hold and refinance once equity builds.

A few of our investor clients have used dual income builds as a way to keep growing their portfolio without needing to buy another section every time. It's worth a conversation if that's the path you're on.
