Here is my Property Market Snapshot for April 2026
Key Highlights for April
• The national median price declined by 0.6% compared to April 2025 to $775,000
• The national median days to sell figure was 42 days, compared to 41 days in April 2025
• The Auckland median price increased 2.5% year on year to $1,020,000. In Auckland the current median days to sell was 43 days.
In Auckland, four areas (Auckland City, North Shore City, Rodney District and Waitakere City) recorded an increased in median price year on year, with Rodney District showing the largest lift at 9.1%.
Buyer activity in Auckland was again led by first home buyers and owner- occupiers, while investor interest varied, depending on the price brackets.
Barfoot & Thompson Managing Director, Peter Thompson’s latest market update shows that one of the shifts has been the increase in available stock, with 1,744 new listings coming onto the Market in April- the highest number in April for more than a decade.
With buyers enjoying more choice, presentation and pricing continue to play a key role in achieving strong results
