The latest Tenancy Services market rent statistics are out, covering bonds received from 1 February to 31 July 2026.

Broadmeadows shouldn't exist — at least not where it does.

WORTH KNOWING
Despite a name that conjures flat open meadows, Broadmeadows was built on some of the steepest hills in Wellington City. Several streets sit more than 300 metres above sea level, making it one of the highest residential suburbs in the capital. The Skyline Walkway runs directly through the area, connecting to Mount Kaukau and offering the kind of views that are genuinely difficult to put a price on — except that, quietly, the market tends to try.

BY THE NUMBERS
Broadmeadows has a population of 1,635, making it one of Wellington's smaller and more tightly-knit residential communities — 32nd largest by housing stock, most of which was built during the 1970s. It sits between Khandallah to the south and Johnsonville to the north, 7km from the C*D, with a train station at the end of the road and the Skyline at the back door.

This 42 John Sims Drive property attracted multiple applications — a result we're particularly pleased with given conditions in the current market, and a reflection of what well-presented family homes in this location can still achieve.

Wadestown was one of Wellington's first suburbs.

Named after John Wade, who bought up the land on this hillside back in 1840, Wadestown grew street by street through the late 1800s while the rest of the city was still finding its feet. A piece of that history still stands right on Sefton Street itself: a tram shelter built around 1918, kept in place long after the last tram rolled through in 1949 because it's simply too good a piece of the suburb's story to lose.

Three-bedroom homes in Wadestown are currently renting at a median of $745 per week (Tenancy Services data) — just one small marker of a suburb that continues to hold its own as one of Wellington's most established and well-loved addresses.

Karori is home to one of Wellington's most visited — and least expected — landmarks.

LOCAL LANDMARK
Karori Cemetery, opened in 1891, is the second-largest burial ground in New Zealand, covering nearly 40 hectares and holding more than 83,000 burials. More remarkably, it was here that New Zealand's first crematorium was built in 1909 — a heritage building still standing on the cemetery grounds, housing a set of Irish-made stained glass windows considered among the finest in the Southern Hemisphere. It's one of those places that rewards a visit far more than most people expect.
