Thinking about selling your home *without* a Realtor? Here's what you're signing up for as a FSBO đ
đĄ Price it right â Youâll need to research comparable homes, analyze the market, and avoid overpricing (or leaving money on the table).
đ¸ Professional photos & staging â Because blurry phone pics wonât cut it when you're competing with professionally marketed homes.
đ Listing & marketing â Youâll have to write the listing, upload it to FSBO websites (not the MLS), and market it across Facebook, Zillow, Craigslist, flyers, open houses⌠the list goes on.
đ Handle all showings â That means answering calls/texts/emails, scheduling appointments, being available last-minute, and showing strangers around your home.
đľđ˝ââď¸ Screen buyers â Not everyone walking through your home is serious. Some donât even have pre-approvals. Youâll need to qualify buyers yourself.
đ¤ Negotiations â Be ready to go back and forth on price, repairs, contingencies, and even deal with lowball offers without letting emotions get in the way.
đ Legal paperwork â From contracts to disclosures to deadlines⌠youâll be responsible for making sure every form is filled out correctly to avoid legal issues down the road.
đ Inspections & repairs â You'll coordinate inspections, negotiate repair requests, and ensure everything is handled before closing.
đ° Closing day â Youâll need to work with the attorney/title company, make sure all documents are in order, and ensure the buyerâs lender is on track.
âŚoh, and donât forget to continue working your job, managing your family, and handling your everyday responsibilities while trying to be your own Realtor. đ
â
â¨The truth? FSBO can work â but itâs literally a full-time job. Most homeowners eventually hire an agent after realizing how much time, energy, and money it actually takes.
