🚨 LAKE HARTWELL IS CHANGING. WHAT DOES THAT MEAN FOR PROPERTY VALUES?

The dramatic video got your attention — now let’s talk facts. 👀

The U.S. Army Corps of Engineers recently announced a significant change to Lake Hartwell’s operating levels due to concerns with the Clemson Lower Diversion Dam Saddle D**e.

💧 Here’s what lake owners need to know:

Historically, Hartwell’s guide curve targeted approximately 660 ft MSL during the summer and 656 ft during the winter.

Going forward, the Corps plans to target 656 ft MSL YEAR-ROUND, with a maximum operating restriction of 662 ft MSL while a long-term solution is developed.

Right now, Hartwell is already around 650.75 ft because of drought conditions — so this announcement does NOT mean the Corps is suddenly dropping the lake four feet.

The bigger question is what happens when the rain returns.

At the new 656-ft target, the Corps has warned that shallow-water docks may experience dry conditions more frequently, some shallow boat ramps may become unusable, and designated swim beaches generally become unusable below 657 ft.

🏡 And THAT is where real estate gets interesting.

Will buyers put a larger premium on deep-water properties?

Will shallow coves become harder to market?

Will dock depth at 656 become one of the first questions buyers ask?

Could two homes that once competed closely in price suddenly look very different because one maintains significantly better water access?

We don't have enough sales data yet to responsibly tell you exactly how this will affect property values — and anyone claiming otherwise is guessing.

But we DO believe the way Lake Hartwell properties are evaluated, priced and marketed may need to change.

As REALTORS® who know this lake — and lake property owners ourselves — we're paying very close attention. We'll be following lake levels, Corps updates and, most importantly, the actual real estate data as properties sell under these new conditions.

If you're thinking about selling, we'll help determine how your property's water depth and location should factor into its pricing and marketing.

If you're buying, we'll help you look beyond the listing photos and understand what that shoreline, dock and water access may look like at 656.

It’s not every day that we have three closings all on the same day and at the same place!! But today that was the case!

Bradley K Richardson’s office handled all three today!! Yes I had Tanner, then Brad himself, and last but definitely not least was Phil!!
They all were great and we appreciate them! Along with everyone that works there!
Brad has the most beautiful office!
Phil had the best jokes so don’t tell the other two 😂

Caitlin had worked on these contracts as well and had the boys today so she was busy with them.
That’s one of the great things about working together. Whatever needs doing we both find a way!

One of our closings was the third contract on this house. Jennifer Elgin brought us the buyers and she was a pleasure to work with! This is a good house so I know her buyers will enjoy it!

We are thankful to the sellers for sticking with us throughout the process!
We appreciate them!!

After your real estate transaction is over, does your realtor check on you? Like really check on you, personally?

I just want to brag on Crystal for a minute! ⬇️

A year ago, we sold a home for a super sweet lady that was battling cancer. Lately she has had increased hospital stays. While we will not name her - please keep this lady in your prayers!

Today Crystal brought this lady’s furry sidekick home to stay with us for a while until her owner’s health improves.

One thing is for sure, with Crystal you’ll never be just a commission or transaction. She treats her clients like family!
