Builder confidence fell again in June, but the most interesting part of the report isn’t the headline.

📉 Builder sentiment dropped from 37 to 35.

📉 Current sales conditions fell from 40 to 38.

🏡 35% of builders are cutting prices, up from 32% in May.

💰 62% of builders are offering incentives, marking the 15th consecutive month that more than 60% of builders have relied on incentives to attract buyers.

👀 Buyer traffic remained unchanged at just 25.

What does this mean?

While builders remain optimistic about future sales, affordability challenges and higher mortgage rates continue to impact buyer demand. As a result, many builders are still negotiating through incentives, rate buydowns, upgrades, and closing cost assistance.

The takeaway: builder confidence weakened in June, but buyers still have leverage in many new construction communities.

Congrats to the Li family for a successful sale of their home today! We first connected at the end of 2025 and put together a gameplan to get all the marketing done and test the market a bit in November and December. We had 3 showings the first 10 days on market but couldn't generate a suitable offer so we temporarily removed it until the spring market where we found an amazing couple relocating back to the area for a job. This home was incredibly well-cared for as they were the original owners. Today was the day we passed the keys over to its new owners! The Li's are off to Las Vegas to enjoy retirement and be closer to their kids!
