Living in Washtenaw County long enough means you already know what you’d miss first. 🥹

For me? Summer in Washtenaw County. ☀️

The little coffee shops, finding a new favorite place to eat, farmers markets, county fairs, gardens in full bloom, fields of sunflowers, and all those summer days that somehow make you want to stay out just a little longer. 🌻

I don’t plan on leaving anytime soon, but if I ever did, I already know exactly what would make me homesick first. 😂

Until then, I’m making the most of all the little things that make this area feel like home.

Every showing has that moment when someone goes from “We’re just looking” to mentally rearranging the furniture.

Carnival rides, agricultural and craft exhibits, livestock shows, live music, a rodeo, food and more. Admission is $10 Thursday–Sunday, with ride armbands available separately.

🍎 Sept. 12–13 — Country Fair at Wiard’s Orchards
Ypsilanti
A classic fall outing with orchard fun, country fair activities and plenty of seasonal atmosphere.

🫧 Sept. 20 — Bubble Fest 2026

September has a way of making everything feel a little more like home. 🍂

A new month, cooler mornings, changing leaves, and that feeling that summer is slowly making room for fall.

August was a busy one around here — homes listed, offers accepted, contracts signed, some very happy “SOLD” moments along the way, and onboarding our newest agent partner, Katie. We’re grateful for every person who trusted us to be part of those moves. 🤍

Now we’re turning the page and looking forward to all the little things that make September special — football weekends, c***r donuts, school routines, cozy evenings, and more time spent enjoying the communities we’re lucky to be part of.

Here’s to a September filled with good people, good moments, and plenty to look forward to. 🍁

📊 Monday Market Update | August 31

The Washtenaw County market is giving buyers more breathing room—but that doesn’t mean sellers have lost their leverage.

We’re now at 7.5 months of inventory with 846 active homes on the market, up from 5.4 months of inventory earlier this summer. Homes are also averaging 166 days on market, giving buyers more time to compare, negotiate, and make thoughtful decisions.

But here’s the part that shouldn’t get lost: sellers are still receiving 100.2% of their list price on average. So while buyers have more choices, well-priced and well-positioned homes are still performing.

What this means:
For buyers, more inventory can mean less pressure and more opportunity to find the right home. For sellers, this is a market where strategy matters—pricing too high can mean sitting longer, while the right price and strong marketing can still create serious buyer interest.

The market is changing, but there are opportunities on both sides.
