Often, I get asked about solar. This is a good article, but not all inclusive in making a decision to install or to purchase a home with solar.
Install side...... How old is your roof ? Will your insurance company cover your roof after install ? Who covers the solar panel insurance ? Do you need a rider ? Best time to install..... at the time you replace the roof.
The company you purchase solar from, do they market, install, service, warranty and maintenance or is that a different company for each ? Try to find one company that does all. Do you really want to hear, "that is not my responsibility." ? How many systems does this company have that are 30 years old ? Can they provide verifiable referrals ?
Complete a financial analysis. Yes, electric costs will go up over time, but over the last three years, what has your monthly, quarterly and yearly electric bill been ? Get an average.
Now what does the new solar cost ? are you buying outright ? If it is a lease/finance, get in HARD writing, guaranteeing that you can sell and or transfer the lease/finance of your solar to the new owner. After doing the financial analysis, is your electric bill going to be less and does that cover the cost of the lease/finance? The "cover".... that is an individual decision. Would you get solar if you "cleared" $5 month ? $50, $100 ? Remember, you'll have maintenance costs that are unknown until you experience them.
Does the power company require that you stay on "the grid." ? How much will they charge you to stay "on the grid." ? Even if you have solar..... and solar covers partial or all of your electrical needs.
Buyers......can you assume the lease/loan ? How much will that be ? Remember, that monthly cost will need to fit into what the lender says you can afford when you pre-qualify to purchase the house. Unless the seller is paying off the solar loan/lease at closing.
Get copies of the sellers electrical analysis. If they can't or won't share, that should be a RED FLAG‼️Get all maintenance records, invoices etc. Remember, solar panels don't last forever. What is the current age and how many years are left ?
Lastly, if it sounds to good to be true..... GET EVERYTHING IN WRITING IN A CONTRACT...... not what is written in the marketing brochure or what the sales person or that person "supervisor" says. Remember, many of these financing/leases can be as long as 30 years.
Solar sounds great. It's the sun, it should cost no more than the system used to convert solar into energy. Right ?
Be sure you have these answers and you're confident. Surprises are not what you'll want to experience at anytime.
Sellers should determine whether solar panels are owned, financed or leased and address payoff or transfer terms before entering a sales contract.
