NEW LISTINGS are ⬇⬇⬇ with a ⬇⬇⬇ in how many sold. TOTAL INVENTORY is ⬆⬆⬆ to 11,118 homes with 1,937 price reductions this past week as well. DAYS ON MARKET has decreased to 57 DAYS! Over the last 7 days, there are 1,781 homes currently under contract, compared to last week at 2,004! There were 1,716 homes sold in the last week!

❗️ What does this mean? ❗️
Overall inventory has increased as well as buyer activity. We are seeing strong demand for homes as buyers look to make a move during the summer months. Sellers are also gearing up with preparations for the market. Days on market is decreasing as we see multiple offers with great homes!

NEW LISTINGS are ⬆⬆⬆ with a ⬇⬇⬇ in how many sold. TOTAL INVENTORY is ⬇⬇⬇ to 10,782 homes with 1,922 price reductions this past week as well. DAYS ON MARKET has decreased to 62 DAYS! Over the last 7 days, there are 2,004 homes currently under contract, compared to last week at 1,953! There were 2,142 homes sold in the last week!

❗️ What does this mean? ❗️
Activity is still strong as school ends for most families. Inventory has increased overall and still continues to fluctuate. With the increase in new listings, sellers are preparing before summer events take over. While buyers continue to search and have more options.

My first time homebuyers finally found the one! 🏡✨

We actually met last year and spent the summer searching together. We put in offers, competed in multiple offers, and came close a few times, but nothing stuck. Instead of forcing it, my buyers took a step back, worked on a few things, and came back even stronger this year.

We reconnected at the beginning of April, got back to work, and before the end of the month… we were officially under contract on their home! 🙌

Through every up and down, they never lost sight of the bigger picture: building a beautiful life together in a place they could truly call their own. We even rolled up our sleeves to get some things done before closing! Now this home will be filled with warmth, love, laughter, and so many memories to come.

Thank you both so much for trusting me through the process. It’s been such an honor helping you get here, and I can’t wait to see how you make this house your home ❤️

NEW LISTINGS are ⬆⬆⬆ with a ⬇⬇⬇ in how many sold. TOTAL INVENTORY is ⬇⬇⬇ to 10,950 homes with 1,957 price reductions this past week as well. DAYS ON MARKET has decreased to 62 DAYS! Over the last 7 days, there are 1,953 homes currently under contract, compared to last week at 1,851! There were 2,470 homes sold in the last week!

❗️ What does this mean? ❗️
As summer is here, buyers are securing their homes before summer is in full swing with events and other things! Sellers are preparing their homes as well to meet buyer's demands as inventory takes a dip and home sales go up! The market is still moving and demand is strong!

Over the last 7 days, there are 1,851 homes currently under contract, compared to last week at 2,164! There were 1,670 homes sold in the last week!

❗️ What does this mean? ❗️
As summer nears, so do events! This will slow new inventory for a little but not for long as most people plan and prepare for their summer events. However, buyer activity is still strong and sellers are still moving!

After a long search, we finally got my nephews’ grandpa into a home of his own.

We toured everything from fresh-on-the-market listings to homes that had been sitting a little longer.

Went under contract once, but it didn’t work out. Lost out on a few in multiple offers too. It definitely tested our patience at times.

But then we came across this one… and it was worth the wait. 🙌

Real estate can be emotional, competitive, and unpredictable, but moments like this are why I love what I do.

Over the last 7 days, there are 2,164 homes currently under contract, compared to last week at 2,106! There were 1,843 homes sold in the last week!

Buyer activity is strong with more inventory hitting the market. Days on market has continued to drop as inventory increases. Sellers are adjusting to prices and condition of homes as buyers navigate the market.

As more inventory hits the market with warmer months, we are seing more buyer demand as well with well rpiced homes in great condition going into multiple offers. Having all your ducks in order to be prepared when offering is critical in today's market!

Over the last 7 days, there are 1,987 homes currently under contract, compared to last week at 1,897! There were 1,317 homes sold in the last week!

Sellers are gearing up as we head into May with more inventory! More buyers are hitting the market as well! Lots of activity all around with some homes going into multiples and some spending more time on the market!
