NEW LISTINGS are ⬇⬇⬇ with a ⬆⬆⬆ in how many sold. TOTAL INVENTORY is ⬇ to 9,411 homes with 2,464 price reductions this past week as well. DAYS ON MARKET has decreased to 50 DAYS! Over the last 7 days, there are 1,357 homes currently under contract, compared to 1,339 from last week!

❗️ What does this mean? ❗️
Buyers are looking to secure their homes before the cold weather takes over with the uptick in under contract and closed homes. Homes are spending a bit more time on the market as buyers have more options and more negotiating power.

❗️ What does this mean? ❗️
Buyer activity is holding steady as they have more options available to them. 39% of sellers contributed to buyer's closing costs over the lat two weeks. This tells us that buyers have more room to negotiate. For sellers, how your home is presented matters more than ever.

Buyers have more breathing room with more inventory and price improvements. For sellers, pricing and presentation matter more than ever. Buyers have alternatives. Homes are still selling but we are in a market where having the right strategy matters more than ever.

❗️ What does this mean? ❗️
Buyer activity is picking up as they try to secure homes before the weather gets colder. Sellers are adjusting to buyer's expectations when hitting the market. Listings continue to fluctuate and we are already seeing a shift. With buyers having more time to make a decision, it's bringing back more contingencies!
