Things aren't really as bad as they seem. Control the controlables and don't get distracted from home ownership when it's in your best interest as prices also continue to grow, so waiting won't necessarily save you $$!

Lesson for anyone looking to sell their home for the most $$ possible!! This is probably the best example you're going to see. Two homes, almost identical in square footage and amenities in prime South Ardmore Park territory. One with more updates than the other on the same street, two doors down from each other.

Example 1 (not my listing)

Listed at $875K and sat on market, eventually selling after relisting and dumping more money in to refinish floors because it wasn't selling, for $820k ($55k under asking price) after 57 days on market.

Example 2 (my listing)

Less updated but pretty much identical home, listed at $739k, sold in under 48 hours for $875k ($136,000 over asking price and $55k more then neighbors house with more updates)!! No inspections, the buyer offered to pay any use and occupancy repairs discovered by the Township, and they even offered to let the seller leave anything they didn't want behind. 🤯🤙🏼🫶🏼 🏡

This is a prime example of strategic pricing!! The price isn't always the price that you want or expect it to sell for. It is the price that gives you a market advantage by getting more eyes on the property and driving more people through the door.
