It’s CLOSING DAY! These two have been so fun to work with, their excitement is contagious! When I showed them this home for the first time just before Thanksgiving, they loved it right away but were not quite ready to make an offer, as we had only seen a few homes and they still had quite a lot of time left on their lease.

The next week, the house had a price reduction and they were ready to go! We wrote a strong offer with terms the buyers felt good about, and we were bummed to find out that they lost out to another contract. But… they very next day the other buyers and backed out and we were back in the game! After that, it was smooth sailing, we’re convinced that this house was meant to be theirs!

First of all, you’re not crazy!

Your home should fit your life and meet your needs. Life changes, and it’s okay if your current space and low interest rate are no longer serving you.

That said, it DOESN’T mean that now is the best time for you to move.

Depending on what you bought your home for and what kind of home you’re looking to buy, you may not walk away from the sale of your home with as much as you’re hoping for.

Over the last couple of months we have met with lots of clients in your shoes… who bought when the rates were low but the prices were high.

Some have chosen to list their home anyway and some have chosen to wait. And neither have done the wrong thing!

The best way to know what’s right for you is to get all your facts on paper so you can make an informed decision.

If you’d like our help with that, we’d love to chat with you and walk you through your numbers!

To start, we can run a free home equity report to give you a realistic idea of how much money your home has made you since you bought it.

To put it simply, YOUR HOME EQUITY = YOUR CURRENT MARKET VALUE - WHAT YOU OWE ON YOUR MORTGAGE

This will tell you approximately how much money you could make on your home if you sold it tomorrow.

If you do decide to put your home on the market, we will get more detailed on what to do, take care of, get rid of etc. to help you make the most money possible.

But the home equity report gives you a really good ballpark idea of where you are.

You can use your home equity to help you determine if 2025 is a good year to buy new, sell, invest or maybe even remodel!

And whether getting insight on your home equity causes you to want to list your home the next day or you decide to stay put and remodel your kitchen to look like Meryl Streep’s in It’s Complicated, it makes no difference to us (but we DO want to see photos of the kitchen please!)

Either way we’ll be here ready to help when you have more real estate questions or are ready to make a move!
