If at first you don't succeed, try, try again.

Timing is pretty important in real estate. In fact, "time is of the essence" is a quote every Realtor knows all too well. But we don't always get the timing right when it comes to listing a home, because we can never truly predict the market. When this home didn't sell before winter, we made the decision to pull it off the market and re-list it in spring. And you know what? It worked. Sometimes you have to make a difficult choice with no assurance it will turn out the way you hope, but if you pay attention to the pulse of things, it might just work out.

We’ve sold the weird houses. The never-been-touched mid century home with great bones but lots of questionable components. The 800 square foot 1920s bungalow with wonky floors and crooked walls. The halfway DIY renovated ranch home. The one with a literally crushed sewer pipe. And we figured out the right things to do in every situation.

Pretty homes and clean inspection reports are awesome, I mean send them all our way! 😂 But the challenging homes are what makes a great Realtor. And trust me, we’ve seen our fair share.

Over the years, we’ve figured out a LOT.

How to price a house that’s hard to comp. How to market a property that isn’t selling. How to negotiate through inspection issues, appraisal problems, weird contracts and deals that seem determined to fall apart. And somehow, after all these years, there’s still something new to figure out almost every single day. Today, it was fixing a shower door.

That accumulated knowledge matters. Every weird property, difficult transaction, unexpected problem and random shower door adds something to the toolbox.
