1) Whether you're buying or selling, your realtor is going to put their negotiating skills to work for your desired outcome! The negotiating process requires full knowledge of your local market AND a level head. Buying or selling a home can get a little emotionally charged and you're going to want a third party professional to be the barrier for you!
2) When deciding on a listing price (or offering price) it only makes sense that you'd want all of the information regarding your area and properties nearby. Known as "finding comparables" this can be a very time consuming and labor intensive process that guides you as a buyer or seller!
3) Once an offer is accepted, it becomes a legally binding contract! Your realtor will handle the majority of this paperwork for you by drafting up the right documents. They'll help you understand exactly what it is you're signing, and make sure the proper protections are in place to keep your investment safe!
4) There's a likely chance that outside of other agents, your agent knows other service providers in the industry: lenders, contractors, home inspectors, etc. You'll definitely want to tap into that database of connections for your advantage!
5) Outside of the required continuing education that your realtor is obligated to take every 2 years, your realtor will also be up to date on any market trends and other valuable industry information. Google is great to get your feet wet as a buyer or seller, but it doesn't beat someone actively working in the industry. Lean on us for guidance!
