Title insurance is a standard procedure in the homebuying process. But why? Having title insurance is critical because it protects you and the mortgage company from the chance that someone who owns the property now or did in the past didn't actually have the right to sell it.

Some examples are situations like a home was inherited by 2 sisters. One sister sells the home without the other sister's signature. Or perhaps a previous owner didn't pay their HOA dues and there is a lien against the house that wasn't caught at closing. A really rare scenario (but still does happen) could be that a renter poses as the actual owner.
