Atlanta continues to invest in the infrastructure behind the city’s growth.

The Atlanta City Council recently approved $1.3 billion in revenue bonds for capital projects and environmental improvements at Hartsfield-Jackson Atlanta International Airport.

At the same meeting, the city also approved another $99 million for transportation projects including roads, sidewalks and intersection improvements, plus $4.5 million for safety and traffic-calming improvements along Peachtree Street in Midtown.

Real estate development tends to get the headlines, but infrastructure is what makes sustained growth possible.

Atlanta City Council recently approved $1.3 billion in revenue bonds to support capital projects and environmental improvements at Hartsfield-Jackson Atlanta International Airport.

The same meeting included $99 million in additional funding for transportation projects across the city and $4.5 million for Peachtree Street improvements in Midtown.

For those of us watching Atlanta real estate and development, these investments are worth paying attention to.

An international airport, transportation network, utilities and public infrastructure don't just serve existing development. Over time, they can influence where businesses locate, where people choose to live and where additional private investment makes sense.

Atlanta has experienced tremendous growth, and that growth creates its own infrastructure challenges. Continuing to invest in the systems supporting the region will be an important part of maintaining that momentum.

Sometimes the most important real estate story isn't a new development.

It's what gets built around it.

A vacant lot can look like a blank canvas. But before you start imagining the house, it’s worth figuring out what you can actually build there.

In Metro Atlanta, one of the first things I look at when evaluating land is who has jurisdiction over the property.

Atlanta, Brookhaven, Decatur, Sandy Springs, unincorporated Fulton or DeKalb—they can all have different zoning rules, setbacks, overlays and approval processes. In some cases, two lots that are practically across the street from each other can have very different development potential.

Then comes the rest of the homework: zoning, setbacks, sewer and utilities, easements, surveys, floodplain or stream buffers, drainage, driveway access and anything else that might reduce the actual buildable area.

Because a lot that looks great from the street can have a very different story once you start digging into the details. And sometimes the expensive part isn’t buying the land—it’s discovering what you can’t do with it afterward.

If you’re considering a lot in Metro Atlanta for a custom home, spec build or development project, I’m always happy to take a look before you make your move.

Getting ahead of the first cold snap gives Atlanta homeowners a real edge.

When the weather flips from humid to chilly, a well-serviced heating system becomes essential, not just for comfort, but for peace of mind. Scheduling an inspection now means you can catch small issues before they turn into big, inconvenient repairs. This is also the right time to check filters, test for unusual sounds or odors, and confirm safety features are working, especially if your home has a gas furnace or fireplace.

Pairing this with a sweep of weatherstripping around doors and windows helps keep warm air in and heating bills down. It’s all about creating a cozier, more energy-efficient space while Atlanta’s fall weather is still on your side.

Do you handle these maintenance steps early, or do you wait until the cold settles in? Tell me how you prep your home for fall.

Big investment coming to Brookhaven.

The Peachtree Creek Greenway just received more than $13.5 million in federal funding to help complete Phase II of the project.

The expansion will eventually connect Brookhaven with PATH400, the South Fork trails and the Atlanta Beltline, while improving pedestrian and bike access to MARTA, retail, employment centers and surrounding neighborhoods.

What I find particularly interesting is how much private investment is following the infrastructure. The Greenway expansion comes alongside the $600 million Northbend redevelopment at the former Corporate Square site and another $150 million redevelopment along North Druid Hills Road.

Trails and parks are great amenities on their own, but when you combine them with transportation, new housing, retail and major private investment, they can also help reshape an entire area.

There’s a lot happening in Brookhaven right now. Definitely one to watch.

One thing Atlanta certainly isn’t running out of: new places to eat.

A few new restaurants around town that are worth putting on the list:

Terminal 26 — Thai-inspired dining at Ponce City Market

Heritage — Chef Demetrius Brown’s new home in Summerhill

Sargent — from the team behind Lucian, now in Old Fourth Ward

Little Alley — because sometimes the answer is simply steak

Novo Cucina — bringing the Dunwoody favorite to Briarcliff

SAYO — a new Japanese spot on Peachtree

So. Fox — wine-forward, seasonal cooking in Virginia-Highland

Seven very different restaurants in seven different corners of Atlanta, which is part of what makes living here so much fun.

Unfortunately, Atlanta continues to open restaurants considerably faster than I can cross them off my list.

Anybody been to one of these yet? Which one should move to the top?

The Metro Atlanta market has changed—and for investors, that’s not necessarily a bad thing.

The days of making a decision in 20 minutes, waiving everything, and hoping your offer survives the weekend are largely behind us. There’s more inventory, homes are sitting longer, and buyers have more room to negotiate and, more importantly, think.

That creates some interesting opportunities.

Instead of chasing whatever happens to hit the market, investors can be much more intentional about what they’re buying and why. That might mean a rental in a solid suburban neighborhood that produces dependable cash flow, an intown property with more long-term appreciation potential, or a combination of the two.

One of the things I like about investing in Metro Atlanta is that there really isn’t one “Atlanta market.” Decatur is different from Smyrna. Brookhaven is different from Clarkston. Intown is different from the northern suburbs. Each area has its own combination of purchase price, rents, schools, development, lifestyle, and long-term potential.

The goal isn’t simply to find a deal. It’s to find the right deal for what you’re trying to accomplish.

If you’re considering adding another property to your portfolio—or even buying your first investment property—this is a good market to be patient, run the numbers, negotiate where you can, and find something that actually makes sense.

Piedmont Park’s long-term upgrade plan is changing how buyers see Midtown living.

As the park grows with new walking paths, canopy walks, and redesigned play spaces, the surrounding neighborhoods are gaining a fresh sense of vibrancy. These improvements aren’t just about looks, they shape everyday life, making Midtown feel even more walkable and welcoming for families and active adults. The park’s expanded boundaries and new connections to nearby trails mean more residents can step out their front door and access green space in minutes.

Buyers are now zeroing in on Midtown for its access to outdoor amenities and community activities, while builders and investors are paying closer attention to homes near the park and BeltLine. It’s become clear that walkability and green space aren’t just nice extras; they’re central to lifestyle and long-term property appeal. At the same time, the excitement has also raised conversations about how to balance neighborhood growth with affordability and lasting community benefits.

Would living near a flagship park like Piedmont shape your next move? Share what you value most in your ideal neighborhood.

Atlanta single family homes: the real numbers behind what’s on the market right now

Homes here are listed around $415,000, which is where the middle of the market sits.

There are 2,517 homes on the market, offering a wide range of options for buyers and investors looking for their next move in Atlanta.

The homes on the market have been listed about 58 days, so inventory tends to stay available a bit longer, giving buyers more room to consider their choices.

Asking prices come in around $223 a square foot, a benchmark to keep in mind when budgeting or comparing properties across different neighborhoods.

In the past 30 days, 772 homes came on the market. Fresh options continue to arrive, adding to the mix and keeping the search interesting for those keeping an eye on what’s new.

About 25.8% of the homes listed have trimmed their asking price. This suggests there may be flexibility in negotiations for buyers who are watching price shifts.

Roughly 39.1% of homes are back on the market after an earlier attempt, showing that some listings take a second try to find the right buyer.

What matters most to you when looking at homes in Atlanta: price, timing, or finding just the right fit?
