Closed, Whew! Grateful our sellers can breathe a sigh of relief 🙏 We were supposed to close last Friday.
Why the relief?? Got an email a few days before closing about some peeling paint on the eave of the roof… (not a total shock with an FHA loan but still 🤦🏻♂️) also, not an agreed upon repair item. Seller jumped on it right away though, sent photos, we notified everyone. Another email - “have to get the appraiser back out to confirm”. Appraiser comes out next day, everything looks good. Lender saying they won’t get the appraiser’s report back in time, need 48 hrs. It WAS done 48 hrs before closing. More BS. Can’t close Friday, Monday is a holiday, need until Wednesday 🤯 Ok, set for noon on Wednesday. Reach out Wednesday morning, still on for noon? Nope, Can’t make that, need to push back till 3:00pm and can’t fund until Thursday. Seller in from out of town, we pull strings so they can still sign at noon. Buyer going at 3:00pm. Lender says can’t make it, have to close Thursday. Other agent drafts an Amendment to extend us for another day and we get everybody to sign. Buyer is supposed to go by on Thursday at noon. Then 1:00pm. They finally walk out at 3:00pm and we are closed.
WHAT THE ACTUAL NO THIS IS NOT OK.
After 31+ years in this profession my tolerance for incompetence is getting really low. Because there are so many great Lenders and Loan Officers out there. Great service is available!!!!!! There are also bad lenders who talk a great game but cannot deliver - that can make life miserable. It’s the casual indifference for me. Like these delays are normal. Like this wasn’t impacting people who were taking off from work and excited about moving. Grrrr!
Some sales are easy; most are not. Glad this one is done.
And people wonder what we do… We fight fires, talk people through stress, suppress drama, work to get other people to do their jobs, solve problems, anticipate issues, call in favors, you name it. And, we only get paid when our clients get what they want and things close - no matter how long it takes.
