A few reasons living in Atlanta right now is hitting different. 👉

There's something about the way this place shifts into summer that always catches me off guard. The pace picks up, the list of spots worth hitting gets longer, and the whole city feels like it's finally back in motion.

I've been making a real effort lately to actually slow down and enjoy what makes summer here so good—BeltLine evenings, patio season in Inman Park, and weekend plans that somehow always end up near Piedmont Park.

I've watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it's a clearance rack.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

Nothing changed about the house...except the perception of it.

What I tell every homeowner I work with: your first few weeks on the market are your best negotiating tool.
