Living in Atlanta comes with a few very specific local fears. 👻

The kind where GA-400 is somehow even more backed up than usual / your go-to BeltLine patio has a two-hour wait / or there’s “just a little road work” on Peachtree (that lasts forever) is enough to ruin your entire day.

Some of these are dramatic. Some are painfully real. All of them are complete nightmares if you’ve lived here long enough.

Selling a home in Atlanta is a lot more than taking good photos and putting it on the MLS. 🏡

Good marketing pulls a lot of things together at once.

It’s knowing what buyers in the area care about, understanding which features deserve the spotlight, having a network of agents and local connections to get the word out, and using social media to show the home in a way that feels bigger than a listing page.

That’s where the strategy comes in.

Because a buyer might first notice the home because of the kitchen, the yard, the location (hello, close to the BeltLine), or one small detail that finally makes them stop scrolling.

My job is to know what those details are, how to highlight them, and how to keep building interest around the home once it hits the market.

That’s what marketing a home should feel like to me. Thoughtful, intentional, and built around getting the right eyes on it.

Atlanta is 20x better than Nashville. Sorry not sorry 🤷

Nashville absolutely knows how to do live music and a night out, but there are certain things Atlanta is just hard to beat at—like spending Saturday on the BeltLine, catching a show at The Fox, eating your way down Buford Highway, or having mountains, lakes and some seriously good weekend escapes within driving distance.

And when you want big-city sports, restaurants, shopping, concerts and neighborhoods that all feel completely different from one another? Atlanta makes a pretty convincing case.

Nashville, you can keep Broadway. We’ll keep the BeltLine. 😂

A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own.

The problem is treating them like rules instead of looking at the actual situation in front of you. 👏

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

The last few months were very busy-but-so-good coded.

Think more weekends exploring Atlanta neighborhoods than sitting still, sneaking in BeltLine strolls between showings, and finally making time for a proper coffee date (with myself) at Bellwood Coffee.

I found a new favorite spot to grab a bite (hello, Krog Street Market), spent more time doing quick home refreshes and market check-ins, and checked a few things off my list that had been sitting there way too long.

What makes a good real estate agent in Atlanta? 🏡

It’s more than knowing the market or understanding contracts.

A lot of it comes down to paying attention to what a client needs in the moment and knowing when to explain something more clearly, slow the process down, or take the lead so they don’t have to carry every part of the decision themselves.

Real estate gets personal very quickly because the numbers are big and the decisions affect real life.

That’s why good representation should feel steady, thoughtful, and specific to the person in front of you.

Sometimes that means negotiating harder. Sometimes it means pointing out something a client hasn’t considered yet, or being willing to say that a house, offer, or timeline may not be the right fit.

The best advice isn’t always the advice that keeps a deal moving.

A lot of that work never makes it into the closing photo, but it can completely change how someone feels about the experience.

That’s the kind of work I want to be known for.
