🚨 THE ANSWER IS TRUE.

This one surprises a lot of homeowners.

Under Georgia's Property Owners' Association Act, qualifying unpaid assessments can become a lien against the property, and an association can pursue judicial foreclosure after statutory requirements are met. Under the law currently in effect, foreclosure isn't permitted unless the lien reaches at least $2,000, and notice requirements apply.

And here's something important that's changing: effective January 1, 2027, Georgia's new rules increase homeowner protections, including a 60-day notice period and a revised threshold tied to regular assessments.

The takeaway: HOA notices are NOT something you want sitting unopened on the counter. 😳

If you're buying in an HOA community, understand the dues, rules and financial obligations before you close.
