🏡 Real Estate 101: What Is Earnest Money?

Earnest money is a good-faith deposit a buyer provides when submitting an offer on a home. It shows the seller that the buyer is serious about moving forward with the transaction.

Here’s how it works:

💰 How much is typical?
Earnest money is usually about 1–3% of the purchase price, but this can vary based on the market and the specific deal.

📍 Where does it go?
The funds are held in an escrow account by a neutral third party (often a brokerage or closing attorney) until closing.

🔐 Is it refundable?
In most cases—yes, if the buyer backs out for a reason covered by a contract contingency (such as financing, appraisal, or inspection issues).

⚠️ When could a buyer lose it?
If a buyer walks away from the deal without a valid contractual reason, the seller may be entitled to keep the earnest money.

Think of earnest money as your “commitment” to the contract—it protects both parties and helps keep transactions moving forward in good faith.

I’m passionate about guiding families through one of the biggest financial decisions of their lives. What first attracted me to real estate was the opportunity to help people during the most exciting time of their lives — whether that’s the joy of buying a first home, selling a current home, or investing in the future.

Before real estate, I proudly served in the U.S. Navy from 2003–2010, and since 2013 I’ve dedicated my career to public service as a captain, firefighter, and paramedic with Burke County EMA. My background in emergency services has equipped me to stay calm under pressure, handle tough negotiations, and help my clients feel at ease throughout the process. These experiences taught me the value of discipline, compassion, and trust — qualities I bring into every real estate transaction.
