Most new investors don’t struggle because they can’t find deals, they struggle because the foundation around the deal isn’t set up correctly from the start.

A few common mistakes show up again and again:

Underestimating rehab timelines is a big one. Even “light” renovations tend to take longer than expected once you factor in contractor schedules, permits, material delays, and unexpected repairs. When timelines stretch, holding costs increase and profit margins shrink.

Another issue is trying to secure funding after the property is already under contract. That puts pressure on every other decision and often leads to rushed approvals, higher costs, or limited options. The strongest deals usually start with financing already mapped out, so you’re making decisions from a position of clarity, not urgency.

And then there’s overpaying. It usually doesn’t come from bad intentions, it comes from moving too quickly or skipping proper due diligence. When the numbers aren’t fully stress-tested, it’s easy to justify a price that doesn’t actually leave enough room for profit once real costs show up.

The investors who stay consistent treat these steps as non-negotiable. They slow down where it matters, structure financing early, and let the numbers—not emotion—lead the deal.
