As 2025 comes to a close, I just want to take a moment to say thank you.

This year was full of showings, contracts, negotiations, and yes… a whole lot of emails and texts. 😅

Helping people buy and sell their homes is more than my job — it’s something I truly love… even when it means extra coffee (maybe some wine), late-night calls, and the occasional “we have to be out of the house in 10 minutes!” moment. 😂

This year I had the privilege of helping 31 buyers and sellers and advising hundreds of clients along the way. I’m genuinely humbled by the trust placed in me and grateful for every referral, repeat client, friend, and supporter who helped make this year so meaningful.

Thank you for allowing me to do what I love. Here’s to an even more impactful year ahead — and to many more front porch photos and new beginnings. ❤️

Whether you're a buyer, seller, or investor, these latest numbers tell a story worth paying attention to. 📊🏡 The Austin Metro market shows a slight dip in average and median sold prices, while the resale market is holding strong with price increases. Both segments continue to shift into a more balanced state, giving everyone a fair shot! 🤝✨

📉 For the full market (new builds + resale), the average sold price came in at $588,938, down 0.5%, while median sold price dropped 1.9% to $446,863. Meanwhile, the resale market is heating up: the average resale home sold for $610,988 (+3.8%), and median price rose 3.3% to $465,341. This shows how resale homes are gaining value and presenting solid opportunities for sellers! 🏠📈

⏱️ Days on market increased in both categories (72 for all listings, 61 for resale), a sign that buyers have a bit more breathing room — but motivated sellers can still thrive with the right strategy! Inventory levels at 5.4–5.8 months reflect a more balanced and stable market, a welcome change after years of volatility. 🌤️🔑

With 5,755 new listings hitting the market overall and 4,784 resale listings, there’s a strong wave of inventory to choose from. 💼 On the flip side, withdrawn listings have risen, reminding us that proper pricing and expert guidance matter more than ever. Average and Median Sold Prices
While Total Sales ticked up, pricing showed slight softening. The average sold price dipped 1.1% to $536,000, while the median sold price declined 4.9% to $409,000. This suggests that while overall home values remain stable, there’s been a shift in the mix of homes being sold, possibly with more activity in lower-priced segments.

Total Sales Volume & Market Activity
Despite the modest price declines, the total sales volume in the Austin metro still grew 1.25% year-over-year, reaching $965.87 million. This is driven by the increase in transactions, reinforcing that the market remains active even with some pricing adjustments.

New Listings & Pending Sales
A major story in January is new listings soaring 20.3%, with 3,740 new homes hitting the market. However, pending sales (homes under contract but not yet closed) declined 12.1%, meaning some of these new listings aren't converting to sales as quickly as in previous years.

Historically, January is a lower-volume month for real estate transactions, with March through May being peak selling months. If mortgage rates improve in the coming months, we could see pending contracts rebound.

If You’re a Buyer
The increase in new listings means you have more options than last year. With sellers adjusting pricing expectations, it could be a good time to negotiate favorable terms. If mortgage rates dip in the spring, competition will likely pick up, so acting sooner could work to your advantage.

If You’re a Seller
Buyers are active, but pricing strategy is key. The market is shifting, with median prices declining slightly and inventory rising. To sell successfully, ensure your home is competitively priced and well-prepared. The March-May window is the best time to list if you’re planning to sell this year.
