Lighting matters!! This is a quiz before and after where the only change is the kind of lightbulbs used.

We process the world around us visually long before we start thinking about what we’re looking at. That’s why details like lighting matter so much.

I’m here aligning all the lights in this condo to be at the same temperature (or color). For me it’s 3500K in living areas and the kitchen, maybe something a little warmer like 3000 or 2800K in the bedrooms if you want something soft.

The photos don’t do it justice but these small changes make the whole space feel brighter and more open.

And, if you can believe it, this 2-bedroom, 2-bathroom condo will be hitting the market soon in North Austin priced in the low $200s, which is incredible for being south of Highway 183! DM me if you want to learn more

Sometimes pictures don’t do listings justice. I was actually critical of this home before touring it in person and thank god we wait to gut check a house before take it off the list. The primary bedroom here is a small cathedral and I love that the pool anchors the whole home. Best yet, a proper three car garage for all the toys! 🙌

Straight from the horse's mouth, the Austin Board of Realtors has released the latest statistics, and we are seeing positive signs! Put another way, the optimists are about to shift the momentum, so if you've been waiting for the market to create an "entry point," this may be it. Buyers will continue to have the power for a long while, but if you're a prospective buyer, it's hard to make an argument for why you should wait.

"The Central Texas housing market is showing signs of renewed momentum over the last month. According to the January 2026 Housing Report, pending sales climbed 10.1% year over year and surged more than 23% from December, while inventory declined compared to last year as buyers absorb new listings."

Austin’s housing market is recalibrating.

Prices are down slightly, but sales activity and total dollar volume are up. That tells us demand never disappeared. Buyers simply waited for stability.

Inventory is higher, homes are taking longer to sell, and negotiations are back on the table. This is what a balanced market looks now that the COVID market effects are removed and expectations are coming back in line with reality.

As rates stabilize, serious buyers move first. Sellers who price and position well are the ones finding success. Failure to position your home as a value will likely cause it to become one of the unsold statuses, simply accruing days on market.

Happy to be celebrating the opening of
Today I tried out a new fitness program that combines strength training with super slow resistance movements. Honestly, it was surprisingly challenging and I felt like had completed a quality work out in no time at all. For those of us looking for ways to stay fit while minimizing the risk of injury, this is everything. It requires only 20 minute workouts only twice a week.

Plus and are clients and friends so I gotta throw them a lot of extra love. It’s so exciting to see them expanding their business. Check out the gym’s page and come give the workout a try, especially if you live anywhere close to Steiner Ranch. It’s only 20 mins but you’ll feel it. I promise!
