I’m constantly learning from Schuyler, and today we had the opportunity to learn alongside some incredible top-producing agents at the PT 50 15 x 30 Education Symposium.

There’s so much value in being in rooms with people who are committed to growing and doing business at a high level. We walked away with some great nuggets that I’m excited to bring back to our team!

I am SOOOO proud of this young man! I remember when he was in middle school about to start high school and at 23 he has purchased his very first home! Talk about full circle!

How did we even get here Lord?!? 🥹 Love you soooo big J, I may have gone to my room this afternoon after taking these photos to cry not because I was sad but because I’m so stinking proud of you and I’m so thankful for all the joy and laughter you have brought to my life! I CAN NOT WAIT to see what God has in store for you my beautiful girl and I am going to soak up every second of this year with you! ❤️

Getting ready for an appraisal? 🏡
Before the appraiser walks through your door, there are a few simple things you can do to help your home make the best impression:
✨ Clean + declutter — presentation matters more than you think.
🔨 Highlight your upgrades — have a list ready of things like a new roof, HVAC, appliances, flooring, etc.
🛠️ Knock out the little things — loose handles, paint touch-ups, broken blinds… the small details add up.
🌿 Don’t forget curb appeal — fresh mulch, clean windows and a tidy entryway go a long way.
📊 Have your documentation ready — comps, permits, upgrades and anything else that helps support your home’s value.

Senior parking spot ✅

Thank you so much to everyone that helped J’s vision come to life. What a great reminder she will have every day as she drives into school. I now have a Senior, a junior and a freshman at Vista 😭 Time is wild and I know that this year and every year moving forward, I hope to cherish every second and never take it for granted. 🩷🌺

Always learning. Always staying on top of the market.
A few of my takeaways from today’s training call:

🏡 Inventory is up ,we’re at the highest level of single-family inventory in 6+ years.

👥 There are fewer buyers in the market, which means buyers have more options and potentially more negotiating power.

📈 Rates are still around 6.8% — and rather than trying to predict exactly where they’re going next, the focus should be on understanding what the current market means for your specific situation.

For buyers, this could mean more choices and less competition.

For sellers, it means pricing, presentation and strategy matter more than ever.

The market is giving us a different set of opportunities than we’ve seen over the last few years.

Day 2 definitely humbled us. 😅🎨

What we thought would be a quick project turned into a 1:00 AM finish, but we’re finally starting to see the vision come together! Watching my Jadyn’s senior parking spot come to life has been so worth the late night.

And then EV MEDIA // Film & Marketing showed up with the big guns 📹✨ and put his professional videography skills to work, so now we have some pretty incredible memories to look back on.

Stay tuned… Day 3 is where it all comes together! 💛
