Zillow is useful. It is not a substitute for walking the house.

Closed sales were up 11% year-over-year, while the median sales price landed at $577K, down just 1.4%. Homes spent an average of 49 days on the market, with 4.5 months of inventory.

For buyers, that can mean more options and negotiating room. For sellers, it means pricing and presentation matter more than ever.

This one tested everyone's patience.

We celebrated getting this condo under contract... only to have the deal fall apart when the buyer ultimately decided to purchase new construction instead.

Disappointing? Absolutely.

But that's real estate. Sometimes a home isn't rejected because there's something wrong with it—it's simply that someone's priorities change.

So we kept going.

Not long after, a first-time buyer who had previously toured the condo reached back out. We'd tried to make a deal work before, but the timing and terms just weren't there.

This time, they were.

I've sold multiple homes in this community over the years, and I genuinely believe it's one of the best places for first-time buyers to begin building equity in Austin.

Now my seller will walk away with a profit, and another first-time buyer gets the keys to a place they can finally call their own.

I think that's one of the biggest misconceptions about real estate: a contract falling through doesn't always mean the story is over.

Sometimes it's just the plot twist before the ending everyone was hoping for. 🏡✨

5 months. One failed contract. A lot of resilience.

Earlier this year, this first-time buyer thought she had found "the one."

Then the deal fell apart—not because of anything she did, but because the condo couldn't get Fannie Mae approval.

After that, it would've been easy to hit pause on homeownership.

Instead, we regrouped.

She realized something important: what she really wanted wasn't just a place to live. She wanted a home that was hers. A yard. No HOA dues. The freedom to paint walls, tackle DIY projects, and make every corner reflect who she is.

So we shifted the strategy.

After months of searching, she found this adorable little South Austin home just minutes from where she works in education. About 1,100 square feet of possibility.

Soon she'll have the keys to a place she'll renovate room by room and a home that's completely her own.
