✏️August Austin real estate market statistics for single-family homes broken down by zip code, brought to us by Heritage Title.

🏡 Month over month, August sales were down compared to July (578 vs. 684) in the zip codes presented.
🏘️ The highest number of average days to sell among the zip codes listed was 153 days in 78756, located in North Central Austin.
📉 The lowest average days to sell was 21 days in 78750, located in Northwest Austin.
⬇️ Active listings were down in August compared to the previous month (2,880 vs. 3,048).
⬇️ New listings were also down in August (812 vs. 967 in July).
💰 The zip code with the most sales (55) was once again 78738, the Lakeway/Bee Cave area. It has now had the highest number of sales among the zip codes presented for six consecutive months, from March through August.

🤔 It's the back-to-school/last minute vacation speed bump for homes in Central Texas. New listings, active inventory and closed sales all declined month over month. Buyers still have choices, but fewer sellers are putting their homes on the market as we head toward fall. The numbers also reinforce just how local this market is—some zip codes are moving considerably faster than others. This is a great opportunity for Sellers because real estate is a numbers game. The less home on the market, the less homes to compete with.

Austin, Texas STEM Occupations by the Numbers 🌟🌟🌟

👏Science, Technology, Engineering, and Mathematics occupations account for over 11.62% of all jobs in the Austin MSA in 2025, making Austin the 4th most concentrated in STEM among large U.S. metros.
⭐ Since 2020, STEM occupations in Austin have grown by 19.8%, adding nearly 25,000 jobs and bringing the total number of workers to 150,390.
➡️ Austin & Raleigh are the only two large US metros with more than 13% of jobs in STEM paying an average STEM wage of less than $130K.
📍Austin’s two largest STEM occupations are Software Developers (31,960 jobs) and Computer & Information Systems Managers (11,050 jobs).
💻 Austin’s number of Computer Hardware Engineer workers has grown by 3,000 over the last year, and the region is now the second highest concentration of those positions of any Major Metro in the US behind San Jose. Opportunity Austin

Texas had the third highest international buying activity among states. 🤠

Texas was the destination for 12% of all international home purchasers in the U.S., with Florida (20%) coming in first and California (19%), second. The Lone Star State was the most popular destination for buyers from Mexico (tied with California at 29% of total U.S. purchases from Mexican buyers), and was the second most popular state for buyers from India (17% of all Indian buyers) and China (10% of all Chinese buyers).

International buyers purchased about 7,780 Texas homes from April 2025 to March 2026, up from 7,500 the year before, according to the 2026 Texas International Residential Transactions Report released by Texas REALTORS®.

July 2026 Snapshot: Central Texas (Hays, Travis & Williamson Counties)

🌞 Active Listings:
July 2026 came in at 14,058 active listings, down slightly from 14,136 in June and also down from 14,568 in July 2025. Inventory remains elevated, but the slight month-over-month decline may be a sign that we've reached the summer peak and inventory is beginning to taper off.

💰 Number of Sales:
July closed with 2,698 sales, down from 3,057 in June, but up from 2,495 in July 2025. Sales slowed from June, which isn't unusual this time of year, but buyer activity is still running ahead of where it was last July.

🏡 New Listings:
New listings dropped to 4,233 in July, down from 4,644 in June, but slightly above 4,133 in July 2025. Fewer sellers entered the market compared to June, which is also consistent with the seasonal slowdown we typically see after the spring selling season.

🤔 My thoughts:
July showed the seasonal shift we get this time of year. Both sales and new listings slowed from June, and active inventory also dipped slightly. Year-over-year, sales are higher, new listings are slightly higher, and active inventory is lower than it was last July.

Buyers still have choices, but we're also seeing more sales than we did a year ago. As we move through the second half of summer, we'll see if inventory continues to taper and whether buyer activity can maintain that year-over-year improvement despite current the elevated interest rates.

• 1,005 – Residential homes sold, 11.0% more than July 2025.
• $577,000 – Median price for residential homes, 1.4% less than July 2025.
• 1,444 – New home listings on the market, 8.5% less than July 2025.
• 4,718 – Active home listings on the market, 18.2% less than July 2025.
• 999 – Pending sales, 4.2% more than July 2025.
• 4.5 – Months of inventory, 1.8 less than July 2025.
• 93.9% – Average close to list price, compared to 92.8% in July 2025.
