๐ชป May Austin real estate market statistics for single-family homes broken down by zip code, brought to us by Heritage Title.
๐ก Month over month, May sales were up compared to April (776 vs. 687) in the zip codes presented.
๐๏ธ The highest number of average days to sell among the zip codes listed was 107 days in 78730, the Lake Austin area.
๐ The lowest average days to sell was 12 days in 78733, the Westlake/Lake Austin area.
โฌ๏ธ Active listings were up in May compared to the previous month (3,034 vs. 2,853).
โฌ๏ธ New listings were down slightly in May (1,201 vs. 1,345 in April).
๐ฐ Most zip codes continued to see strong spring activity. The zip code with the most sales (61) was once again 78738, the Lakeway/Bee Cave area, continuing its streak as the leader in closed sales.
๐ค My thoughts?
Even though fewer new listings came to market in May, sales increased and inventory continued to build. Buyers are clearly active, but they're also benefiting from a lot of choices. The result is a market in no rush, with well-priced homes still finding buyers while inventory continues to accumulate across much of the Austin area.
