Most people see an empty shopping center as a problem what does an expert see?

Categories. Doug Bercu breaks the center down, finds what's missing, and cold-calls to fill each gap. At a Walmart center in Monticello, Arkansas, there was plenty of apparel but no shoe store - so he called Shoe Sensation, who loved the co-tenancy and no competition for 40 miles. What's the one red flag that makes a 42-year veteran walk away immediately?

Bad sales volumes that's number one, always. But Doug Bercu's checklist runs deeper: the last two leases on the rent roll reveal the real market rent (if it dropped $30 β†’ $15, you're never getting $30 back), lease expirations under 12 months, whether the city is growing or decaying, and the physical structure. A $3M center with a bad roof might really cost $4M once you factor renovations.

Most investors check the cap rate - what does a 42-year veteran check instead?

The tenant health ratio. Doug Bercu explains that every retailer can only afford a set percentage of gross sales in rent - a restaurant runs 5–8%, so $1M in sales supports about $80K a year. Hit 15–20% and they won't make it. Skip this homework and your anchor closes a year after you buy, and you've already paid for income that's gone.
