Austin’s housing market isn’t moving in one direction right now. 👀

August’s numbers tell a much more interesting story than “the market is up” or “the market is down.”

Overall, resale prices stayed relatively steady, with the median sales price at $458K and inventory at 4.73 months.

But zoom in, and different parts of the market are behaving VERY differently:

𝗟𝘂𝘅𝘂𝗿𝘆 𝗶𝘀 𝗱𝗲𝗳𝘆𝗶𝗻𝗴 𝗴𝗿𝗮𝘃𝗶𝘁𝘆. Homes over $1M actually appreciated 1%, with median price climbing to $1.37M — and days on market fell 44% (67 → 37 days). This tier isn't slowing down. It's speeding up.

𝗖𝗼𝗻𝗱𝗼𝘀 𝗮𝗿𝗲 𝘀𝘁𝗶𝗹𝗹 𝗰𝗼𝗼𝗹𝗶𝗻𝗴. Appreciation sits at -5.56%, days on market stretched to 79, and inventory sits at 8.47 months — solidly a buyer's market.

𝗜𝗻𝘃𝗲𝗻𝘁𝗼𝗿𝘆 𝗼𝘃𝗲𝗿𝗮𝗹𝗹 𝗶𝘀 𝗵𝗲𝗮𝗹𝘁𝗵𝗶𝗲𝗿. Single-family resale is down to 4.73 months (from 5.42), and new construction dropped to 3.97 months (from 5.77) — though new construction pricing is still adjusting.

The takeaway? There's no single "Austin market" right now.

If you're buying a condo, you've got leverage. If you're chasing luxury, you need to move fast. If you're selling, pricing strategy depends entirely on which segment you're in.
