Austin's housing market isn't crashing. It's shifting. And if you're buying or selling right now, strategy is everything. 🏡

We break it all down in our latest market update. Here's what we covered:

📍 Median sale price in Travis and Williamson County is sitting around $459K, down from the 2022 peak.
📍 Most buyer demand is concentrated in the $300K to $399K range, so if your home is priced above that and not moving, pricing is likely the issue.
📍 Renting a 3/2 runs about $2,000/month. Buying that same home? You're looking at $2,800 to $3,000/month when you factor in the loan, taxes, HOA, and insurance. That gap is driving buyers to stay renters.
📍 If you need to sell now, price it right from the start. Overpricing in this market means your home will sit.
📍 Buyers have plenty of inventory to choose from but should shop just as carefully for their loan as they do for their home.
